Assistant Quantity SurveyorLocation:UK (Project-Based)Sector:Hospital ConstructionOverviewA privately owned construction and engineering organisation specialising in the delivery of projects utilising Modern Methods of Construction (MMC) is seeking an Assistant Quantity Surveyor to support its commercial function.Operating within a structured commercial team, the AQS will provide support across multiple projects, ensuring adherence to contractual and commercial governance while optimising cost control, margin protection, and value recovery. The role requires a methodical and detail-oriented professional capable of interfacing with both client and supply chain stakeholders.The successful candidate will report to a Project Quantity Surveyor or Commercial Lead and contribute to the effective financial delivery of projects from pre-construction through to final account.Key ResponsibilitiesCommercial & Contractual SupportAssist in the preparation, issuance, and administration of subcontract tender packages in accordance with contract conditions and internal governance proceduresSupport the commercial evaluation and benchmarking of subcontract tender returns, including risk and value analysisContribute to the drafting, negotiation, and execution of subcontract agreements with full audit traceabilityMaintain compliance with standard forms of contract (e.g., JCT/NEC where applicable)Subcontract & Supply Chain ManagementSupport the administration of subcontractor accounts, including measurement, valuation, and certification of worksAssist in the assessment and agreement of variations, including preparation of supporting documentation and commercial impact analysisContribute to the preparation of forecast final accounts and cost/value reconciliation (CVR) processesUndertake material take-offs and assist in procurement planning where requiredFinancial Reporting & Cost ControlAssist in the preparation of weekly and monthly cost reports in line with internal financial controls and reporting cyclesSupport the production and submission of interim valuations to clientsAssist in the preparation and issuance of client invoices in accordance with contractual milestonesContribute to cash flow forecasting and cost monitoring activitiesStakeholder EngagementAttend and contribute to internal and external meetings, including pre-contract, progress, and commercial reviewsInterface with clients, consultants, and subcontractors to support effective communication of commercial mattersAssist in resolving commercial queries and supporting dispute avoidance strategiesPre-Construction & Project SupportProvide commercial input during pre-construction phases, including cost planning and tender supportAssist in the development of project budgets and procurement strategiesKey ObjectivesDailyProvide operational support to the Quantity Surveyor across subcontract and client account managementEnsure accurate and timely commercial administration across live projectsMonthlySupport the completion of cost value reconciliation (CVR) and financial reportingAssist with the submission of client valuations and certification processesEvaluate subcontractor applications for payment, including the preparation of payment and pay less noticesCandidate ProfileDegree or HNC/HND in Quantity Surveying, Commercial Management, or a related disciplineStrong understanding of construction contracts and commercial processesCompetent in measurement, cost planning, and financial reportingProficient in Microsoft Excel and commercial management systemsStrong communication and stakeholder management skillsHigh level of accuracy, organisation, and commercial awarenessAdditional InformationThis role operates within a dynamic project environment and may require flexibility to support multiple project locations.
