Building Surveyor

As a vital member of our Surveying Team, you will be responsible for ensuring the highest standards of property maintenance and fabric care across our managed portfolio. Youll provide expert technical advice, manage projects, and work collaboratively with Property Managers to deliver outstanding service and value.
Key Responsibilities
Planned Maintenance:
Implement the bespoke Planned Preventative Maintenance (PPM) Programme, ensuring robust documentation and external audit compliance.
Inspections & Meetings:
Conduct regular inspections of faades and roofs, and hold scheduled review meetings with Property Managers.
Technical Consultancy:
Offer independent, expert advice on maintenance solutions and project options.
Project Management:
Specify, tender, and oversee new and remedial works, ensuring adherence to specifications, budget control, and value for money.
Budget Support:
Collaborate on annual fabric maintenance budgets, monitoring expenditure against plans.
Defect Resolution:
Investigate building defects and manage remedial projects to resolution.
Lifecycle Costing:
Provide lifecycle budgeting and cost-in-use analysis for properties.
Records Management:
Ensure accurate as-built records and up-to-date Operating & Maintenance documentation.
Insurance & Compliance:
Support Property Managers with material damage insurance claims and fire safety surveys.
Fit-out Reviews:
Assess tenant fit-out proposals and ensure compliance with structural and fabric requirements.
Reporting:
Deliver annual property summary reports and contribute to broader organizational goals.
About You
Essential Qualifications and Skills:
RICS qualified or recently qualified (NQ/1-year PQE) or Close to qualification (Next Round i.e. Spring)
Strong knowledge of construction technology, building regulations, and related legislation
Expertise in various types of building surveys, defect investigation, and report writing
Project management experience, including budgeting and contract administration
Proficiency in IT, health and safety awareness, and working at height
Desirable Experience:
Client-facing or consultancy experience
Knowledge of commercial buildings and sustainability in construction
Additional professional qualifications in health and safety
