Mechanical Maintenance Engineer
Location: Central London
Hours: 8:00am - 5:00pm (Site-Based)
Salary: £48,000
Role Overview
The Mechanical Maintenance Engineer is responsible for maintaining all environmental conditions relating to critical building systems. The role includes carrying out Planned Preventative Maintenance (PPM), reactive maintenance, and breakdown repairs across all Mechanical & Electrical (M&E) systems on site.
Candidates must demonstrate strong working knowledge of air conditioning systems, UPS, generators, and LV systems, with the ability to fault find using graphical interfaces and live alarm data.
Key Responsibilities
Carry out routine PPM on all mechanical plant in line with site schedules and asset lists.
Complete reactive and breakdown maintenance throughout the building, including concessionary stores and fabric-related works.
Proactively identify faults, defects, and opportunities for system improvements.
Ensure plant faults are remedied swiftly to maintain systems in serviceable condition.
Supervise and monitor subcontractors to ensure works are completed safely and to contract requirements.
Administer subcontractor permits, approvals, and safe systems of work.
Operate a Permit to Work system in accordance with site Health & Safety procedures and client requirements.
Ensure statutory, regulatory, and code compliance across all site systems.
Prepare, review, and implement Method Statements and Risk Assessments for all tasks.
Ensure Lockout/Tagout (LOTO) procedures are correctly applied and routinely checked.
Maintain suitable stock levels of spares and provide parts lists with estimated repair timescales.
Complete all reactive and breakdown documentation accurately and submit within required timeframes.
Maintain plant rooms in a clean, tidy, and secure condition at all times.
Ensure tasks are completed in line with contractual KPIs and SLAs.
Keep the Computer-Based Maintenance Management System (e.g. Maximo) updated with accurate job data and timely closure of work orders.
Promote a safe and healthy working environment, including correct use of PPE and uniform.
Maintain a professional image when interacting with clients, contractors, and stakeholders.
Produce near-miss reports, dynamic risk assessments, and detailed activity records.
Challenge and escalate any Health & Safety or compliance issues where necessary.
Undertake any additional duties as directed by site management
