Are you passionate about building exceptional client relationships and playing a hands‑on role in delivering high‑quality new homes schemes from concept to completion?Bidwells' Residential Team provides an unrivalled service for the sale and letting of a wide range of property, from new homes and period cottages to town and country houses. Each property is handled by a partner or senior agent with expertise, knowledge and experience of the local market.The New Homes team work with clients to design, plan, launch and sell New Homes. The team manage a portfolio of new homes projects ranging from a one‑unit bespoke new build, to 500+ unit schemes – providing specialist expertise on everything from the initial development appraisal to the pricing and marketing of a finished scheme.This role will work closely with the Head of New Homes to build the New Homes portfolio and to develop excellent client relationships, assisting the New Homes team to win new business and assist in the managing of schemes from inception to completion providing strong applicant management and client care.What you’ll be doingDay to Day DutiesApplicant management, creating viewings and maximising cross selling opportunitiesPrepare marketing and sales reports and assist with the preparation of marketing material for new instructionsMake regular visits to sites to deal with issues and build relationships with site sales staffManage advertising schedules and layout for local and national press and work with the team to prepare advertising schedules and marketing plansActive engagement with digital marketing and social platforms, and network launchesBusiness Planning and DevelopmentWork alongside the New Homes team to develop new business opportunitiesContribute to and support the delivery of marketing and PR activities for the teamClient Relationship ManagementSupport the project management of the day‑to‑day delivery of small scale schemesSupport the New Homes team in the project management of the day to day delivery of larger schemesMaintain regular contact with clients to develop and sustain long term relationshipsPromote the services of Bidwells, the Residential Division and the New Homes team to new and existing clientsInternal Relationship ManagementBuild and maintain excellent relationships with colleagues, particularly where cross selling opportunities may arise (e.g. Residential Development, Planning, Building and Commercial)Develop an understanding of what each division does and the synergies with new homesEnsure financial processes are followed accurately, regularly and on timeAssist in the delivery of projects and client work within parameters of agreed budgets and ensure that profitability is maximisedUnderstand bad debt procedures, budget targets and order book processQuality ManagementMaintain own CPD learning logSeek opportunities to develop specialist knowledge and expertise and share with the teamDevelop a thorough understanding of the new homes and residential marketAbout YouStrong customer service/relationship skillsExcellent communication skills both written and verbalEducated to "A" level standard or equivalentAbility to organise and prioritise workloadDriving licenceSales experience would be highly advantageousWhat’s in it for youCompetitive Salary: We recognise and reward talent with generous salary and group bonus scheme.
