Property Surveyor Location: Manchester Salary: £42,720 Reporting into theProperty Condition Manager,you willprovideafull rangeofPropertySurveyingdutiesto support the AssetManagement and RepairsTeamsin support ofdeliveringtheobjectivesof theAsset Management and Sustainability Strategies. Whatyoullbe doing Providea professional building surveyingroleto support the development of investment projects, including diagnostic surveys, detailed technical reports, feasibility studies, costings, and producing detailed project specifications / bills quantities / schedules of work and tender documentation. Providetechnical advice and support toassistcolleagues including property appraisals and reports, highlighting any issues that would affect theperformanceofour properties, to support decisions on divesting andacquiringhousing stock. Work with regionalrepairs and tenancy management teamstoidentifyproperty condition issues,diagnosingthe cause, and coordinatinga response across teams, includingissuingrepairs, updating condition data, instructing specialist surveys,procuring,and managing remediation works. Project manage complexprojects,coordinatingand communicatingwith stakeholders, ensuringtimescales and budgets aremaintained, and that parties are keptinformed at all times. Supporting theAsset Strategy teamin continuously improving the collection and interpretation ofpropertyinformationthrough the completion of stock condition surveys, HHSRS assessments, andotherspecialist surveys such as M&E, damp, and structural inspections. Provideadviceand support to customers in how to manage conditions within the home. Carry out post inspections following completion of complex repairs, customer improvements, or third party works to ourproperties. Undertake training asappropriate tomaintainan effective knowledge of current regulations.

Whatyoullneed Experience working as a Building or Property Surveyor or equivalentrolein the construction industry, including contract and project management of planned investment and maintenance. Membership of a relevant professional body such as RICS or CIOB (Desirable). Excellent understanding of building pathology, and the ability to investigate, diagnose and provide solutions to complex property queries and building defects. Good understandingof building regulations,polices and best practice.Undertake training asappropriate tothe post and to keep abreast of developments across the housing profession. Knowledge of building constructionandregulations, planning regulations, health & safety, building and fire safety, andregulatory standards relevant to social housingpropertymanagement. A competent level of computer literacyand familiarity with mobile survey solutions. Demonstrable experience of deliveringhigh levelsofcustomerservice. Excellent organisational skills and the ability to complete tasks inan accurateandtimelymanner. Experience of managing minor/major works projects. Full driving licence and own vehicle.
