Hard FM Commercial Manager
role:
Our client is seeking an experienced Hard FM Commercial Manager to lead the commercial bid and pricing process for major IFM tenders across Europe. The successful candidate will take ownership of the end-to-end commercial proposal lifecycle, coordinating surveying, labour loading, estimating, and pricing activities.
This role focuses specifically on Hard FM services within a wider IFM offering, working closely with internal teams and stakeholders across multiple European countries to consolidate data, develop competitive cost models, and produce robust commercial submissions and risk assessments. This is a highly visible, senior role requiring strong commercial acumen, excellent stakeholder management, and the ability to operate effectively within a fast-paced, international tender environment.
Hard FM Commercial Manager Deliverables / Outcomes (including but not limited to):
Full responsibility for the development and submission of commercial proposals and associated contractual documentation for Hard FM tenders.
Leadership of the estimating, surveying, labour loading, and pricing processes across multiple European regions.
Contribution to technical solution models and assessment of associated commercial and cost implications.
Management of internal and external stakeholders throughout the commercial bid lifecycle.
Collaboration with stakeholders to gather, clarify, validate, and refine commercial and technical data inputs.
Presentation, review, and modification of commercial proposals to align with client requirements and strategic objectives.
Analysis and benchmarking of costings to ensure transparency, efficiency, and competitiveness.
Identification, assessment, and presentation of commercial and operational risk within pricing submissions.
Contribution to the continuous improvement of commercial models, pricing tools, and bid strategy.
Support of commercial negotiations and finalisation of service contracts.
Skills, Experience & Qualifications:
Proven commercial experience within Hard FM environments.
Strong background in estimating, pricing, and bid management for technical FM services.
Hard FM Bid management experience above £5 million per project.
BSc degree (and/or professional technical/engineering qualifications) in a relevant discipline.
Commercial qualifications or demonstrable commercial management experience.
Project management qualifications (beneficial).
Experience working across multi-country or pan-European tender processes.
Strong analytical capability with the ability to interpret and consolidate complex data sets.
Excellent written and spoken English (essential).
Excellent MS Excel skills required.
Additional European languages advantageous, with German highly desirable.
Ability to work autonomously and manage competing deadlines in a matrix organisation.
