About the Role
We are seeking an experienced
Senior Estimator
with a strong background in
social housing repairs, voids and planned maintenance
to join our growing commercial team. This is a fully remote role for a commercially minded professional who is confident pricing works using the
NHF Schedule of Rates
and developing cost models that support long-term contract delivery. The successful candidate will play a key role in building robust pricing structures, supporting tender submissions, and developing
AOV and PPP financial models
to ensure accurate forecasting and sustainable contract performance.
Key Responsibilities
Prepare detailed estimates for
responsive repairs, void works, and planned maintenance programmes
within the social housing sector.
Price works using the
NHF Schedule of Rates (SOR) , including applying uplifts, adjustments, and cost modelling.
Develop and maintain
Average Order Value (AOV) models
to support pricing strategies and contract forecasting.
Build and manage
PPP / long-term contract pricing models .
Analyse historical repairs and maintenance data to improve pricing accuracy and forecasting.
Support
tender submissions, bids, and commercial proposals
for housing maintenance contracts.
Work closely with commercial, operational, and finance teams to ensure pricing aligns with operational delivery.
Identify cost efficiencies and commercial opportunities within pricing models.
Provide strategic input into contract pricing, risk analysis, and cost planning.
Key Requirements
Significant experience estimating within the
social housing repairs and maintenance sector .
Strong working knowledge of the
NHF Schedule of Rates
and associated pricing methodologies.
Experience pricing
repairs, voids, and planned works programmes .
Proven experience building
AOV models and PPP financial models .
Advanced
Excel modelling skills , including cost modelling and data analysis.
Strong commercial awareness and understanding of housing maintenance contracts.
Ability to work independently in a
remote environment
while collaborating with wider teams.
Excellent analytical and communication skills.
Desirable Experience
Experience working with housing associations, local authorities, or Tier 1 maintenance contractors.
Familiarity with repairs and asset management systems (e.g., Totalmobile, MRI, Northgate, or similar).
Previous experience supporting
framework tenders or long-term maintenance contracts .
