About Our Client
We are partnered with a well-capitalised, London-based property developer with a strong track record of delivering large-scale residential and mixed-use schemes across Greater London. The business is recognised for its design-led approach, disciplined investment strategy and ability to deliver complex projects from land acquisition through construction and handover.
With an active pipeline of high-density residential developments, major regeneration schemes and multi-phase urban projects, the developer operates with an in-house delivery and commercial function, allowing for close control over quality, cost and programme. Their developments are typically high-value, architecturally ambitious and delivered in partnership with leading contractors and consultants.
The current flagship project is a major residential scheme in London, involving multiple blocks, significant infrastructure, and a multi-year construction programme.
The Opportunity
The developer is seeking an experienced Senior Quantity Surveyor to join its London-based project team, taking commercial ownership of a large residential development currently in delivery. This is a client-side role offering long-term project involvement, strategic influence and close collaboration with senior development, construction and finance leadership.
You will act as the commercial lead on the project, managing cost, risk and contractual performance while protecting the developer’s commercial interests throughout the construction lifecycle.
Key Responsibilities
Lead all commercial and cost management activities on a major residential development.
Manage the main contractor and key trade packages from a client-side perspective.
Review and challenge contractor valuations, variations, claims and final accounts.
Control project budgets, cashflow forecasting, cost reporting and risk allowances.
Support procurement strategy, contract negotiation and appointment of consultants and contractors.
Work closely with development managers, construction managers and finance teams.
Provide commercial advice on value engineering, programme impacts and cost risk.
Ensure robust commercial governance, reporting and audit compliance throughout delivery.
Required Experience & Background
Proven experience as a Senior Quantity Surveyor within a developer, client-side or main contractor environment.
Strong track record delivering large-scale residential or mixed-use projects in London.
Deep understanding of JCT contracts and developer-side commercial processes.
Confident managing main contractor relationships and protecting client-side commercial positions.
Comfortable operating within live, complex construction environments.
Qualifications & Skills
Degree in Quantity Surveying or related discipline; MRICS advantageous.
Strong commercial judgement, negotiation capability and analytical skills.
Excellent stakeholder management and communication skills.
Detail-driven, commercially astute and able to operate autonomously.
Experience working on multi-phase or high-density residential schemes .
