BlockProperty ManagerLocation: BirminghamType: Hybrid working, 2 days in the officeHours: Monday - Friday 9-5.30pmSalary: £40,000 - £45,000paAbout the RoleWe are seeking an experienced Property Manager to oversee a diverse portfolio of residential properties. You will play a key role in delivering high-quality property management services, ensuring compliance, financial performance, and excellent customer service for both clients and residents.Key Responsibilities Manage a portfolio of residential leasehold properties, ensuring smooth day-to-day operations Act as a main point of contact for leaseholders, clients, and directors at a senior level Oversee planned, reactive, and remedial maintenance through to completion Work collaboratively with internal teams including Property Assistants, Inspectors, and Accounts Manage contractors to ensure high-quality service delivery and value for money Ensure full compliance with health & safety legislation and industry regulations Maintain accurate records, reports, and compliance systems for each building Prepare and manage annual service charge budgets, ensuring timely approvals and demands Monitor income and expenditure, authorising invoices and maintaining financial control Work with accounts teams to deliver accurate year-end accounts and supporting commentary Develop and maintain long-term maintenance plans for each property Coordinate major works projects, including tendering and contract management Organise and attend resident and client meetings Produce regular client reports covering operational and financial performance Provide informal mentoring and support to junior team members Key Accountabilities Portfolio performance and service delivery Stakeholder management (clients, residents, contractors) Legal and regulatory compliance Financial management and budgeting Delivery of major works and maintenance programmes RequirementsEssential:Current experience in residential property management Strong knowledge of property legislation, compliance, and health & safety Experience managing service charge budgets and financial reporting Excellent communication skills, both written and verbal Strong organisational skills with high attention to detail Ability to manage multiple priorities and meet deadlines Confident working with senior stakeholders Proficient in Microsoft Office and property management systems Full UK driving licenceDesirable: MIRPM qualification (or working towards) Degree-level education or equivalent experience Experience using MRI Qube Experience working with Freeholders, RMCs, and large portfolios Previous team leadership or mentoring experience Personal Attributes Proactive and self-motivated Strong problem-solving ability Positive and professional attitude High level of attention to detail Flexible and adaptable to business needs Able to work independently and as part of a team Your BenefitsDiscretionary bonus scheme 33 days annual leave (including Bank Holidays) 1 CSR day per year Employee referral scheme Modern office spaces in Birmingham & London Hybrid and remote working opportunities Company pension scheme Health benefits package including 24/7 GP access Health cashback plan for routine medical costs Life insurance cover Access to qualifications and ongoing training Clear progression opportunities Annual staff conference Regular social eventsJackson Sims Recruitment, specialists in Real Estate, covering Block & Estate Management, Property Management (AST), Build to Rent (BTR), Facilities Management, Concierge, PBSA and Financial & Accounting Services, operating in London and throughout the UK.
