Role Overview

We are seeking an experienced Principal Designer to join our growing consultancy team.

They will deliver high-quality consultancy services to clients across multiple sectors, ensuring compliance with the Construction (Design and Management) Regulations 2015, the Building Safety Act 2022, and wider UK health and safety legislation.

Working across projects nationwide, you will act as a trusted advisor to clients, helping them navigate the evolving building safety landscape and the Building Safety Regulator gateway process.

This includes technical expertise, client advisory, and project coordination, with an emphasis on:

Delivering practical, commercially aware solutions

Supporting clients through complex regulatory requirements

Maintaining audit-ready documentation and systems

Key Responsibilities

Act as Principal Designer under CDM and Building Regulations, managing and coordinating the pre-construction phase and supporting dutyholder compliance.

Lead design risk management across projects, including design reviews, hazard workshops, risk elimination and management of fire and structural safety risks.

Prepare, review and maintain key CDM and Building Safety documentation, ensuring a robust Golden Thread of Information.

Support Building Safety Regulator requirements, including Gateway submissions, change control and audit readiness.

Identify and manage fire and structural safety risks within the design process.

Facilitate design reviews, hazard workshops and coordination meetings across multidisciplinary teams.

Review designs for health & safety, constructability and maintainability.

Attend meetings, coordinate stakeholders and ensure clear communication of risks and responsibilities.

Undertake site visits, inspections and training, contributing to HSE best practice and business development.

Requirements

Full UK driving licence

DBS checked

NEBOSH Construction Certificate (or equivalent)

Proven experience delivering CDM / Principal Designer services

Demonstrable experience acting as a Principal Designer under CDM Regulations 2015

Strong working knowledge of the Building Safety Act and current UK Building Regulations

Knowledge of fire safety legislation and fire strategy development

Willingness to learn within the Construction / Passive Fire Protection sector

Desirable

Membership of professional body: IOSH / APS / RICS / CIOB / RIBA / IFE

APS Principal Designer Register (IMaPS / CMaPS)

Experience working within a consultancy or client-facing environment
