About The Client:

The client is a large, established educational institution committed to providing an efficient and safe working environment for its students and staff. You will be joining their dedicated Estates & Facilities team to ensure the optimal performance of building services across their college estate in South East London.

Summary of the Role:

The Building Services Maintenance Engineer is responsible for the maintenance and repair of HVAC systems, mechanical equipment, and associated plant. This crucial role involves performing planned preventive maintenance (PPM), responding promptly to reactive maintenance and emergencies, and ensuring the safe and efficient operation of gas and electrical appliances. You will work to optimise system performance and ensure compliance with all relevant health and safety and statutory requirements.

Key Responsibilities:

Maintain and repair heating, ventilation, and air conditioning (HVAC) systems, including water-cooled chiller units, boilers, pumps, fans, and gas-fired LTHW boiler plants.

Conduct daily, weekly, and monthly in-house checks and planned preventive maintenance (PPM) on key mechanical systems such as AHUs, cooling towers, boiler house equipment, and plumbing installations.

Operate and maintain heavy electrical and mechanical equipment, including large supply and exhaust fans, motors, and compressed air plant.

Ensure the proper operation of gas and electric catering appliances in teaching and non-teaching kitchens.

Organise, coordinate, and supervise external contractors carrying out planned maintenance.

Diagnose and troubleshoot mechanical and electrical faults, responding promptly to maintenance requests and emergency breakdowns.

Track, update, and maintain accurate records of all maintenance activities and service reports for compliance.

Ensure all work complies with health and safety legislation and statutory requirements.

Be available for weekend working to carry out essential planned maintenance operations.
Essential Requirements (Must Have):

Qualifications/Training: City & Guilds or equivalent qualification in Heating & Ventilation Engineering and ideally Electrical Part 1.

Knowledge:

Current Health & Safety Legislation.

Understanding of HVAC, plumbing, and mechanical plant systems.

Familiarity with statutory regulations relating to building services (e.g., Gas Safety, COSHH, etc.).

Relevant Experience

Servicing of Heating and Ventilation systems and catering equipment.

Pipe fitting and plumbing experience.

General electrical experience/skills.

Experience in maintaining cooling towers, boilers, chillers, and plant rooms.

Experience in coordinating and supervising external contractors.

Skilled in diagnosing, troubleshooting, and repairing mechanical and electrical faults efficiently.

Experience maintaining water-cooled chillers, boilers, pumps, fans, and gas-fired LTHW boiler plants.

Ability to respond effectively to reactive maintenance tasks and emergency breakdowns across an estate.
