This is a well-established business with a strong pipeline of lender instructions and a clear long-term direction.This role is ideal for a Building Surveyor, Quantity Surveyor, or Project Manager who wants to move into project monitoring. If you understand how projects are delivered, how costs behave, and where risk sits, this is a natural next step.The RoleYou'll step into a Monitoring Surveyor position, working across a varied portfolio of lender-funded developments.Projects are predominantly residential-led, alongside hotels and commercial schemes. Values typically range from £500k to £50m, spread across the North West and Yorkshire.Your responsibilities will include: Producing monitoring reports for lender clientsUndertaking site visits and assessing progressReviewing cost plans, programmes, and appraisalsReporting on risk, cashflow, and drawdown requestsMonitoring compliance with loan conditionsAdvising funders with clear, commercially focused insight You'll manage your own workload with a high degree of autonomy, supported by an experienced national team.Why Move into Monitoring?Monitoring gives you a broader, more strategic view of projects.You're not delivering one scheme at a time. You're advising on multiple developments, working with lenders, and focusing on risk, viability, and commercial performance.It's a shift away from delivery into advisory—while still using your technical and commercial knowledge every day.About the OpportunityThis role offers significant flexibility in how you work, with a mix of home working, site visits, and time in the office where needed. You'll have the trust to manage your own diary while remaining connected to the wider team.The business works with a broad panel of lenders, including major high street banks and specialist funders, giving you consistent exposure to a wide range of developments.There is a strong pipeline of work and a clear need for additional monitoring capability.About YouI'm looking for someone with a solid grounding in construction and project delivery.You could be: A Building SurveyorA Quantity SurveyorA Project Manager You may already have some exposure to monitoring, or you may be looking to specialise in this area for the first time.You'll ideally be MRICS or working towards it.You'll also bring: Strong report writing and communication skillsCommercial awareness and attention to detailThe ability to work independentlyConfidence dealing with clients and professional teams Salary & Benefits £55,000 – £65,000 as a guide for Senior level (flexible for the right person)Bonus typically £5,000 – £10,000 based on company profit and individual performance28 days annual leave + bank holidaysPensionFlexible working model with strong autonomy ProgressionThis is a business where monitoring is the core service, not a side offering.You'll gain exposure to a wide range of funders and development types, with a clear path to progress as you build your experience.
