Commercial Property Manager - Client Side


London

£50,000 – £60,000 per annum DOE

9:00am – 5:00pm (WFH optional on Fridays)



Cobalt are exclusively working with a highly regarded London client-side asset management firm on the appointment of a Commercial Property Manager, to oversee a prime mixed-use estate in the heart of London.


This is an excellent opportunity to join a well-capitalised, long-term investor with a hands-on approach to asset management and a strong focus on maintaining and enhancing asset value through proactive estate management.


The Role


Reporting to the Head of Estates, you will be responsible for ensuring the estate is managed, maintained, and enhanced to a consistently high standard. The portfolio comprises a mix of commercial properties, requiring a proactive and detail-oriented approach.


Key responsibilities include:


  • Creating and managing a comprehensive Planned Preventative Maintenance (PPM) programme across the estate
  • Coordinating external redecoration and refurbishment projects, overseeing consultants and contractors
  • Identifying refurbishment opportunities within common parts and producing detailed specifications of works
  • Procuring contractors, obtaining competitive tenders, and managing works through to completion
  • Overseeing reactive maintenance across the portfolio
  • Instructing and managing statutory and compliance-related inspections (e.g. drainage surveys, roof inspections, vacant property checks)
  • Preparing and forecasting service charge budgets where applicable
  • Liaising closely with the asset management team to programme works in line with lease events and asset strategy


About You


  • Proven experience as a Property Manager within a commercial or mixed-use portfolio
  • Strong working knowledge of PPM schedules and building maintenance
  • Experience managing service charge budgets and supplier procurement
  • Commercially minded, with a focus on delivering value for money
  • Confident communicator, comfortable liaising with tenants, contractors, and senior stakeholders
  • Good understanding of health & safety and statutory compliance requirements


This role would suit a proactive and hands-on Property Manager who enjoys taking ownership of a high-profile London estate and working closely with asset management to enhance long-term value.
