Job Description
Job Purpose\n\nThe Commercial Property Manager is responsible for the management and performance of a portfolio of commercial properties, ensuring properties are maintained, tenancies are effectively managed, and financial performance is maximized. The role involves tenant liaison, lease management, property maintenance coordination, and compliance with property legislation.\n\nKey Responsibilities\n\nProperty Portfolio Management\n\nManage a portfolio of commercial properties such as offices, retail units, and industrial premises.\n\nEnsure properties are well maintained, legally compliant, and financially performing.\n\nConduct regular property inspections and prepare inspection reports.\n\nTenant & Lease Management\n\nAct as the primary contact for tenants and maintain positive landlord-tenant relationships.\n\nManage lease agreements, renewals, rent reviews, and break clauses.\n\nHandle tenant queries, disputes, and service issues.\n\nFinancial Management\n\nPrepare and manage property budgets and service charge accounts.\n\nMonitor rent collection and address arrears where necessary.\n\nReview expenditure to ensure cost efficiency and value for money.\n\nMaintenance & Facilities Coordination\n\nCoordinate planned and reactive maintenance works.\n\nManage contractors, suppliers, and service providers.\n\nEnsure buildings meet health, safety, and compliance standards.\n\nCompliance & Risk Management\n\nEnsure properties comply with relevant legislation including health & safety, fire regulations, and building standards.\n\nMaintain accurate records and documentation for audits and inspections.\n\nReporting & Administration\n\nProvide regular performance reports to property owners or senior management.\n\nMaintain property management systems and databases.\n\nSupport strategic asset management plans.\n\nSkills & Competencies\n\nStrong knowledge of commercial property management practices\n\nExcellent communication and negotiation skills\n\nFinancial and budgeting ability\n\nProblem-solving and decision-making skills\n\nStrong organisational and time management abilities\n\nAbility to manage multiple properties and priorities\n\nQualifications & Experience\n\nDegree or professional qualification in Real Estate, Property Management, or Estate Management ().\n\nMembership or working towards membership of a professional body such as the Royal Institution of Chartered Surveyors (RICS) is desirable.\n\nMinimum 3–5 years experience in commercial property management or a similar role.\n\nKnowledge of landlord and tenant legislation.\n\nWorking Conditions\n\nOffice-based with regular site visits to properties.\n\nOccasional travel may be required depending on the portfolio location.\n\nKey Performance Indicators (KPIs)\n\nOccupancy levels\n\nRent collection rates\n\nTenant satisfaction\n\nProperty maintenance standards\n\nBudget adherence
