They are a well-established and highly respected painting and decorating sub-contractor delivering large-scale commercial and residential projects across London and the South East. With a long-standing reputation for quality, reliability, and professionalism, we work with some of the region’s leading main contractors and developers.

Due to continued growth and an expanding project portfolio, they are looking to appoint an experienced Contracts Manager to oversee multiple projects and ensure the successful delivery of our works across several sites.

The Role

The Contracts Manager will be responsible for managing a portfolio of painting and decorating contracts across London and the South East. You will oversee project delivery from pre-start through to completion, ensuring works are delivered safely, on time, within budget, and to the highest quality standards.

You will manage site teams, coordinate with main contractors, and ensure operational excellence across all projects under your supervision.

Key Responsibilities

  • Oversee the delivery of multiple painting and decorating projects across commercial and residential developments
  • Manage site teams including supervisors, foremen, and operatives
  • Act as the main point of contact for clients, main contractors, and project stakeholders
  • Ensure projects are delivered on time, within budget, and in line with contract specifications
  • Monitor project progress, programme schedules, and resource allocation
  • Conduct regular site visits to review quality, safety, and productivity
  • Ensure compliance with health and safety regulations and company standards
  • Review and manage project documentation, variations, and contractual obligations
  • Work closely with the commercial team to monitor project costs and profitability
  • Support with planning labour requirements and coordinating materials and logistics
  • Maintain strong relationships with clients and contractors to support repeat business opportunities

Requirements

  • Proven experience as a Contracts Manager or Senior Project Manager within painting and decorating or specialist subcontracting
  • Experience managing multiple projects simultaneously
  • Strong understanding of commercial and residential construction projects
  • Excellent leadership and team management skills
  • Strong knowledge of health & safety regulations within construction
  • Ability to build strong relationships with clients and site teams
  • Highly organised with strong problem-solving and decision-making skills
  • Full UK driving licence

Desirable

  • Experience working for a painting and decorating subcontractor
  • SMSTS or equivalent health and safety qualification
  • Strong commercial awareness and understanding of subcontractor contracts
