Job Description
Job Overview\nA well-established main contractor specialising in healthcare, accommodation and education builds. They deliver technically complex, high-spec projects that demand rigorous compliance, stakeholder management and a collaborative approach.\n\nResponsibilities\n\nWe ’re recruiting a Contracts Manager to lead commercial and contractual delivery across a portfolio of healthcare, accommodation and education projects. You’ll manage contract administration, drive commercial performance, mitigate risk and work closely with project teams, clients and supply chains to ensure timely, profitable delivery to the required standards.\n\n * Lead contract administration and ensure compliance with contract terms (JCT/FIDIC/NEC where applicable)\n\n * Manage commercial performance: cost control, change management, valuations and cashflow forecasting\n\n * Prepare and present claims, variations and risk registers; negotiate settlements with clients and subcontractors\n\n * Oversee subcontract procurement, appointment and management to protect programme and margin\n\n * Support project managers with contract interpretation, NEC options and contractual notices\n\n * Ensure robust commercial reporting to senior management and stakeholders\n\n * Drive proactive risk management and commercial best practice across projects\n\n * Attend client meetings, pre-construction reviews and site inspections as required\n\nRequirements:\n\n * SMSTS, First Aid and CSCS\n\n * Proven Contracts Manager experience within main contracting, ideally delivering healthcare, accommodation and/or education projects\n\n * Strong commercial acumen with demonstrable experience in valuations, claims and change management\n\n * Sound knowledge of standard forms of contract (NEC, JCT, FIDIC) and contract administration procedures\n\n * Excellent negotiation and stakeholder management skills\n\n * Strong numerical and analytical skills with competency in commercial reporting and forecasting\n\n * Confident leadership and the ability to influence project teams and supply chain partners\n\n * Relevant industry qualification (RICS, CIOB or equivalent) or working towards one is advantageous\n\n * Full UK driving licence and willingness to travel to sites
