About Our Client A well-established and growing property services contractor delivering housing maintenance, refurbishment, and compliance works across the South. With continued success across multiple long-term frameworks, the business is expanding its operational leadership team to support increasing workloads and maintain high service standards.
Contracts Manager Job Description Reporting directly to senior leadership, this role will take responsibility for the day-to-day management of reactive maintenance and small works contracts across social housing frameworks.
You will oversee both direct labour teams and a developing subcontractor network, ensuring all works are delivered in line with client KPIs, SLAs, and internal compliance standards.
This is a hands-on leadership position combining contracts management, operational oversight, compliance, and commercial performance, with a strong focus on continuous improvement and scalability.
Contracts Manager Key Responsibilities: Manage reactive maintenance and small works contracts from instruction through to completion

Lead operational teams including planners, schedulers, and supervisors

Monitor and drive KPI and SLA performance across all contracts

Identify underperformance and implement corrective actions

Oversee planning, scheduling, and resource allocation

Supply Chain Management Manage and develop the subcontractor supply chain

Allocate works and monitor delivery through to completion

Ensure accurate job tracking, coding, and system updates

Review outstanding works and identify opportunities to improve turnaround times

Support onboarding of new subcontractors alongside procurement

Build and maintain strong supplier relationships

Growth & Development Support the transition towards a balanced direct labour and subcontract model

Assist in building and developing teams to support growth

Contribute to operational strategy and workforce planning

Maintain quality, compliance, and performance standards as the business scales

Additional Responsibilities: Manage complaints, escalations, and non-conformance issues

Ensure compliance with housing regulations and safety standards

Produce and review performance reports and operational data

Support commercial performance through cost control and margin awareness

Conduct team reviews and performance management

Contracts Manager Candidate Requirements: Proven experience in a Contracts Manager or Operations Manager role

Background within social housing

Experience managing both direct labour and subcontractors

Strong understanding of KPI-driven service contracts

Commercially aware with strong organisational and leadership skills

Able to operate in a fast-paced, high-volume environment

Package & Benefits: £45,000 £55,000 salary (depending on experience)
