School Refurbishment (£1.3m): Full strip‑out and refurbishment of classrooms, toilets, windows, and internal doors Residential New Build (£700k): Conversion of three floors into five apartments, including communal areas Healthcare Development (£1.1m): Strip‑out and redesign of hospital administration areas and construction of new clinical facilities

The Role Our client is looking to appoint an experienced Contracts Manager to join their team in Essex, managing multiple projects across London and the surrounding counties. This is a great opportunity for an established Contracts Manager or a Site/Project Manager ready to take the next step into a senior commercial and leadership role. You will take responsibility for the commercial, contractual, and operational delivery of construction projects, acting as a key link between clients, site teams, and senior management. Key Responsibilities
Prepare and submit tenders and bids to secure new projects Meet with clients to understand requirements and agree scope of works Act as the main point of contact for clients, site teams, and project managers Manage subcontractors and third‑party stakeholders to ensure clear communication and accountability Ensure projects meet technical standards, contractual obligations, and regulatory requirements Attend site meetings and monitor progress against programme and budget Produce project plans, budgets, cost forecasts, and schedules Draft, review, and negotiate contractual terms Agree budgets, variations, and timescales with clients Liaise with technical, financial, and legal teams through to final account and invoicing
About You
Proven experience in a Contracts Manager, Site Manager, or Project Manager role within construction Strong knowledge of construction contracts and commercial management Excellent communication and stakeholder management skills Ability to manage multiple projects simultaneously Full UK driving licence preferred
