Freelance Building Surveyor – Schools Condition Survey Programme (Manchester)

We are currently seeking an experienced Freelance Building Surveyor to support a schools condition survey programme across a portfolio of education assets in Manchester. This role would suit a surveyor with strong condition surveying experience within occupied buildings and familiarity with education estates.

Contract length: 2–3 months
Start date: ASAP
Rate: Competitive daily rate (outside IR35, where applicable)Scope of Work

Undertaking condition surveys across primary and secondary school buildings
Inspecting building fabric, external elements, and key building components
Identifying defects, backlog maintenance items, and priority works
Assessing condition and risk in line with agreed survey methodologies
Producing clear, well-structured condition survey reports to set templates
Working sensitively within live school environments
Liaising with school site managers and programme stakeholdersRequirements

Qualified Building Surveyor (MRICS or equivalent preferred, but not essential with relevant experience)
Proven experience delivering condition surveys, ideally within education or public sector estates
Strong technical knowledge of building fabric and defects
High standard of written reporting and attention to detail
Ability to manage workload independently across multiple sites
Enhanced DBS (or willingness to obtain one)What’s on Offer
