Job Description

Our client seeking an experienced Freelance Quantity Surveyor to provide commercial support on a live apartment refurbishment project, incorporating elements of legacy works and non-standard apartment layouts. This role requires a commercially astute QS who is comfortable working within an occupied or live residential environment and managing change throughout the project lifecycle.\n\nThe successful candidate will work closely with the project and technical teams, ensuring robust commercial control, accurate change management, and clear financial reporting.\n\nKey Responsibilities:\n\nFull management and administration of the variation account, including identification, substantiation, pricing, and agreement of variations\n\nProactively identifying changes from the original contract scope, ensuring all additional works are captured and commercially assessed\n\nRecording and assessing abnormal or non-standard apartment types that fall outside the agreed scope of works\n\nProducing and maintaining detailed commercial trackers to support accurate and timely payment applications\n\nAssisting the project team with technical and commercial queries, liaising with design, site, and client teams where required\n\nPricing additional works, omissions, and scope changes in line with contract requirements\n\nMonitoring costs and variations against programme, highlighting commercial risk and opportunity\n\nSupporting monthly valuations, reporting, and overall cost control on the project\n\nKey Requirements:\n\nDemonstrable experience as a Quantity Surveyor on live apartment refurbishment or legacy projects (essential)\n\nStrong knowledge of change control, variation management, and cost reporting within residential refurbishment environments\n\nComfortable working with incomplete information and evolving scopes typical of legacy projects\n\nHigh level of attention to detail with strong commercial and analytical skills\n\nAbility to work independently, manage workload effectively, and integrate with an existing project team\n\nAvailability to commit 1-2 days per week\n\nThis is a flexible, ongoing freelance opportunity suited to an experienced QS seeking part-time involvement on a technically and commercially challenging project.\n\nApply: Contact Hayley Woodruff on (phone number removed) or apply with your CV to \n\nBuilding Careers UK specialises in Construction and Property recruitment and serves as an employment agency for permanent recruitment and an employment business for the supply of temporary workers.
