General Building Estimator

New Today

Position Summary
We are looking for a mid-level estimator with broad construction experience to join our commercial team, capable of pricing the full scope of Aura's project work - builders works, M&E packages, fit-out, and associated finishes - to produce complete, accurate, and competitive bids from start to finish.
Our projects are predominantly refurbishments, fit-outs, and infrastructure works within live occupied environments including airports, railway stations, and commercial buildings in active use. You will need to understand how all the moving parts of a turnkey project fit together and be able to price them as a complete package, not just your strongest discipline. Access restrictions, phased programmes, and out-of-hours working all carry real cost, and pricing those elements accurately is as important as the technical build-up.
You will also be expected to produce quick, accurate quotations for small works and variations by sitting with the project and site teams, extracting scope from a conversation, and turning it into a priced document without needing a full tender pack to work from. Three to five years of construction estimating experience covering multiple disciplines is what we are looking for.
Key Responsibilities
Prepare accurate and competitive cost estimates covering the full project scope - builders works, M&E, fit-out, and finishes - as a combined turnkey package.
Review and interpret tender documentation, drawings, and specifications across all disciplines to identify complete scope.
Produce bills of quantities using Cubit, Bluebeam, or equivalent take-off software.
Price access constraints, restricted working hours, and out-of-hours programmes as a distinct and accurate cost component.
Sit with project managers, engineers, and site managers to produce quotations for small works and variations - extracting scope from discussion and turning it into a priced document quickly.
Produce variation accounts and pricing schedules for change on live projects.
Manage subcontractor and supplier enquiries across all trade packages.
Liaise with clients, consultants, and subcontractors throughout the tender and variation process.
Benchmark costs across all disciplines against previous similar projects and maintain an up-to-date rate database.
Identify and propose value engineering opportunities across the full project scope.
Assess commercial and practical risks on tenders and flag them clearly.
Follow up on submitted tenders and track outcomes.
Assist with final account preparation on completed projects.
Required Skills and Competencies
Three to five years of construction estimating experience covering builders works, fit-out, and ideally some M&E or mechanical services exposure.
Able to price a full turnkey scope across multiple disciplines, not just a single trade package.
Strong working knowledge of general builders works including groundworks, fabric, partitioning, screeding, plastering, finishes, and drainage.
Working knowledge of mechanical and electrical building services scope at an estimating level.
Able to produce bills of quantities using Cubit, Bluebeam, or similar take-off and estimating software.
Comfortable producing quick, accurate small works and variation quotations from team discussions without a full tender pack.
Able to assess and price works in live, access-restricted, or out-of-hours environments.
Able to read and interpret construction drawings and specifications across all disciplines independently.
Strong analytical and numerical skills.
Able to manage multiple tenders and quotations simultaneously.
Proficient in Microsoft Excel and Word.
Full, clean driving licence and willingness to travel when required.
