Position: Building Manager
Salary: £36,000 per annum
Working Hours: Monday to Friday, 42.5 hours per week
Location: Central London
Key Responsibilities: 1. Man the front reception desk and be alert to all persons at or entering the front door. Meet and greet residents and visitors and assist residents with access through doors and or to the lifts.
2. The House Manager will be capable of dealing with all types of enquiries. He/She will be expected to liaise with representatives of the client, lessees and any potential future customers.
3. It is essential that good communication, both written and spoken, is achieved. You should therefore also be a careful listener.
4. Security is of the utmost importance across our portfolio of properties. You must therefore be alert at all times and be ready to manage issues that may arise at points of entry to the building, the perimeter and the areas. You are, therefore, expected to be familiar with the workings of the access control systems and CCTV and undertake regular security sweeps of the building and basement/parking areas.
5. It is vital that you maintain discretion at all times, being careful not to share confidential and delicate information with unauthorised third parties.
6. In order to protect the privacy of our residents, it is essential that all visitors, contractors and service personnel are vetted upon arrival to ensure that security is not breached.
7. Works to prevent foreseeable damage occurring within the public areas of the building. Reports any such issues to the property manager and head office in such instances.
8. There will be a requirement to inspect the front of building forecourt at regular intervals, ensuring that litter accumulations etc. is kept under control.
9. The House Manager will prepare instructions for the designated cleaning contractors to ensure that the routine cleaning of the building common parts is conducted to the highest of standards.
10. The main reception area will be kept clear of general clutter and all work surfaces will be kept clear in line with company standards.
11. In the absence of any contract cleaners, the House Manager will ensure that any minor spillages etc. are dealt with as soon as they occur.
12. The House Manager will be responsible for communicating all refuse collection requirements with residents and manage the regular bin removal for waste collection by council contractors.
13. Ensures that a permit to work system is put in place to regulate works taking place on the site, specifically any work in confined areas and at roof level.
14. Where works are required to take place on site, to obtain risk assessment manuals and method statements from the nominated contractor ahead of any work being allowed to take place.
15. Delivers a site induction to all new contractors and ensures that they comply with the house protocols.
16. Ensures that all contracted work, such as public area cleaning, is conducted as per the terms and conditions of the agreement. Any shortfalls must be reported to the property manager.
17. To line manage day, evening, and weekend concierge staff in the event of these positions being required by the client.
18. Ensures that work rosters are maintained and staff are aware of their duty shifts for the following month.
19. Routine Inspections will be conducted throughout the common parts of the building to ensure that the property is in excellent condition and free from any evident health and safety violations.
20. The House Manager will visually inspect the BMS system to ensure that all operations are within working parameters. All errors must be reported immediately.
