About the Role
We are seeking an experienced and results-driven Leasing Manager to take the lead on all leasing activity at our newest property – Strafford Yard in Bristol (295 Apartments). Reporting directly to the Head of Leasing, you will be responsible for driving occupancy, delivering an exceptional resident experience, and ensuring all leasing processes are executed to the highest standard. This is a hands-on leadership role, overseeing the end-to-end leasing journey—from initial enquiry through to move-in and renewals—while managing the on-site Leasing and Resident Services Agents to ensure performance targets are met and resident satisfaction is consistently high. You will be the on-site leasing lead, ensuring Strafford Yard sets the benchmark for excellence in the Build-to-Rent sector.
Responsibilities
- Leasing Leadership: Lead all leasing activity at Strafford Yard, ensuring occupancy targets and KPIs are achieved.
- Team Management: Directly manage on-site Leasing and Resident Services Agents, providing leadership, guidance, training, and performance feedback.
- Resident Experience: Deliver a high-quality, professional service to all prospective and current residents, from first enquiry through to move-in.
- Sales Activity: Manage outbound sales activity (calls, emails, texts, in-person engagement) to convert leads into residents.
- Viewings: Conduct and oversee engaging in-person and virtual tours, showcasing the unique features and benefits of Strafford Yard.
- Lease Administration: Oversee the full leasing process including applications, referencing, tenancy agreements, statutory compliance, and move-in coordination.
- Renewals: Drive renewal conversion by proactively engaging with residents and addressing any concerns.
- Team Collaboration: Work closely with the centralised leasing team and support colleagues with training, mentoring, and process improvement initiatives.
- Reporting & Insights: Provide regular updates to the Head of Leasing on performance, feedback, and opportunities for improvement.
- Process Excellence: Champion the use of CRM systems, company procedures, and best practices to ensure accuracy, compliance, and efficiency.
Qualifications
- Proven track record in leasing, or sales activity in a property or service/hospitality industry with strong results against targets.
- Experience managing and developing team members, ideally in a property or customer service environment.
- Exceptional communication and interpersonal skills, with the ability to build rapport quickly.
- Strong organisational skills and attention to detail.
- Previous experience in Build-to-Rent or residential property management or hospitality industry is an advantage.
- Leadership or supervisory experience preferred.
- ARLA qualified or working towards ARLA/IRPM certification desirable.

Pay range and compensation package
- Base salary: £40,000 to £45,000

Working Hours
40 hours per week over 5 days, including some weekend working on a rota basis (two consecutive days off). Shifts may include: 8am–5pm, 9am–6pm, or 10am–7pm.
Location
On-site at Strafford Yard, Bristol, with occasional travel to other properties as required.
