Maintenance Manager - FM Service Provider - Residential Portfolio - London - Up to £70,000

Exciting opportunity to work for a privately owned FM Service Provider. CBW is currently recruiting a Maintenance Manager to be responsible for the development and ongoing performance of a luxury / high-end residential apartment portfolio in and around Mayfair, Hammersmith, Green Park and Kensington.

Hours of work

Monday to Friday - 08:00am to 17:00pm

Key duties & Responsibilities
To manage and monitor workload and report to Senior Management with action plan on any outstanding audit actions across your portfolio.
To carry out regular Internal Self-Audits/H&S inspections across your portfolio’s and to follow up on any audit actions until closed.
To maintain and keep updated an action required tracker of each quarterly service.
Ensure that routine PPM is carried out to all mechanical and electrical plant in accordance with Site task schedules and asset lists.
Processing internal and sub contractor quotations in a timely manner and ensuring these are submitted to client by your admin and works followed through to Client satisfaction.
Preparing apartment servicing reports to be submitted to client and ensuring KPI’s are met and any follow up actions such as quoted works or return visits are managed.
Ensuring apartment service engineers are equipped for all equipment/materials required to carry out the tasks required and equipment is calibrated and suitable for use.
Maintain communication with the client, your admin and site engineers whilst servicing is being carried out to ensure apartment servicing runs efficiently.
To be proactive in highlighting areas where improvements can be made with both Compliance and H&S matters.
To ensure that all relevant paperwork is completed regarding to Site Inductions, Permits to Work systems for both Employees and our Sub Contractors on Static Sites
To ensure that Method Statements and Risk Assessments are prepared and used for all tasks undertaken to ensure safe working practices.
Sub contractors RAMS to be reviewed and monitored to ensure compliant and sufficient RAMS have been submitted to cover the works being carried out.
Ensure the provision of a safe and healthy working environment.
Undertake other tasks as defined and requested by senior management.
To ensure the Engineers are undertaking work tasks as directed and with suitable H&S awareness/implementation.
To ensure an awareness and compliance to the contractual KPI’s/SLA’s.
To attend monthly contract meetings as required or requested by Senior Management.  Requirements
Mechanically or Electrically qualified
18th Edition BS7671 City and Guilds
Experience in high end residential apartment servicing
Previous experience in management systems
Sound understanding and experience of meeting health and safety obligations regarding maintenance activities
Experience in leading a team and owning full responsibilities on a portfolio of sites
Experience working on a Client resident site and mobile support (Highly Desirable)
Good verbal communication & written skills
Good IT skills for the purposes of sending regular reports such as word and excel
