Our client is a highly respected, engineering-led main contractor operating at the forefront of technically complex construction projects across London. The business has built a strong reputation for delivering high-quality schemes where mechanical and electrical performance is critical to overall project success, working with a loyal and repeat client base.
The contractor specialises in projects with a heavy M&E focus, often acting as the lead contractor on challenging, fast-track schemes delivered within live or constrained environments. Their portfolio typically includes major commercial, mixed-use and specialist buildings where coordination, programme certainty and commercial control are paramount. The business is recognised for its deep in-house technical capability, collaborative delivery model and disciplined commercial approach.

What They Are Looking For
They are seeking a Commercial Manager with a strong M&E background to join their London-based team, reporting directly to the Commercial Director. The role will take full commercial responsibility for two to three live projects concurrently, supported by one to two Assistant Quantity Surveyors.
This position has been created to support a strong and active pipeline of work. The Commercial Manager will lead commercial strategy across their projects, ensuring cost control, risk management and profitability while maintaining close alignment with operational and technical teams.
The role will suit a commercially astute leader who enjoys accountability, is confident operating in M&E-intensive environments, and takes a genuine, hands-on interest in mentoring and developing junior commercial staff.

Responsibilities
Take full commercial responsibility for two to three concurrent projects
Set and manage commercial strategy from procurement through to final account
Lead CVRs, forecasting, cash flow management and financial reporting
Oversee procurement and commercial management of M&E-heavy subcontract packages
Manage contract administration, variations and change control processes
Identify, manage and mitigate commercial and project risk
Lead final account negotiations with clients and supply chain partners
Build strong working relationships with project, design and engineering teams
Line manage one to two Assistant Quantity Surveyors
Actively mentor and support the development of junior commercial staff
Criteria for the Role
Proven experience as a Commercial Manager within a main contracting environment
Strong background in M&E-intensive construction projects
Track record of managing multiple projects simultaneously
Excellent commercial, contractual and financial management skills
Experience leading and developing Assistant Quantity Surveyors
Confident communicator with strong stakeholder management capability
Degree-qualified in Quantity Surveying, Construction Management or a related discipline
