Within our MEP division, the engineering team plays a crucial role in the day-to-day delivery of planned works across a diverse range of properties and systems within large Mechanical, Plumbing & Electrical contracts.
Position
We are seeking an experienced Mechanical Onsite Project Manager to lead the delivery of mechanical services on a 179-unit residential development in Guildford. The role involves full on-site responsibility for mechanical installations from first fix through to commissioning and handover, ensuring high-quality delivery in line with programme and budget.
Key Responsibilities
Oversee all mechanical installations across 179 residential units, including: Domestic heating systems (ASHP) Ventilation systems (MVHR/MEV) Plumbing and public health services Manage the full lifecycle of the project: first fix, second fix, testing, commissioning, and handover Coordinate with main contractor, site management team, and other trades to maintain programme Supervise subcontractors and direct labour on-site Ensure compliance with UK building regulations and health & safety standards Monitor progress, track milestones, and report on programme status Manage quality inspections, snagging, and defect resolution Oversee commissioning processes and ensure systems are fully operational Support procurement and ensure timely delivery of materials and plant Attend and lead site meetings with stakeholders
Requirements
Proven experience managing mechanical packages on residential developments (ideally 100+ units) Strong knowledge of: Domestic plumbing & heating systems Ventilation systems (MVHR/MEV) Apartment block plant rooms Experience delivering projects from pre-construction through to handover Good understanding of UK Building Regulations (Part L, Part F, etc.) SMSTS certification CSCS (Black or Gold card preferred) Relevant qualification in Mechanical Engineering / Building Services (HNC/HND/Degree) Strong leadership and coordination skills
Desirable Experience
Experience with high-rise or multi-block residential schemes Knowledge of district heating / communal systems Familiarity with QA software (e.g., Field View, SnagR) Experience working with housing developers or main contractors
