Portfolio Revenue Manager - Hybrid

Homes for Students, a leading name in purpose-built student accommodation, is looking for a dedicated and talented Portfolio Revenue Manager to work 40 hours per week, from 9am to 5.30pm, Monday to Friday.
Role Overview
The role will be based remotely; the successful candidate will need to spend part of the working week visiting the properties allocated within the portfolios, requiring national travel and occasional overnight stays.
Purpose
Deliver a robust sales strategy across allocated properties, working with internal and external stakeholders to meet occupancy targets and maximise revenue. Encourage behaviours and activity that increase lead generation, conversion, and retention.
Accountabilities / Responsibilities
Launch and deliver a sales strategy per property that achieves both occupancy and revenue targets.
Monitor key sales metrics and demographic indicators within the cycle, spotting and acting upon trends, concerns and opportunities.
Highlight opportunities to drive revenue within the sales cycle and communicate required changes to the relevant internal teams and clients.
Liaise with the Head of Revenue to adjust agent and incentive budgets/strategy.
Deliver the sales strategy at the start of each cycle, obtaining client approval for pricing and agent/incentive budgets.
Manage the client relationship from a sales perspective. Lead on updating clients with changes, both positive and negative, and obtain approval for changes as required.
Attend client meetings, delivering relevant updates and insights.
Team, Training and Onsite Activity
Drive retention, ensuring rebooking targets are met and all potential customers are targeted with onsite activity to support this.
Track all sales metrics ensuring customers have a clear journey through our sales funnel.
Work with site teams to ensure all enquiries are logged and sales processes and policies are followed.
Review and provide feedback on the customer sales journey on site, including show flats, in‑person and online viewings, social media activity, student experience and reviews.
Manage, coordinate and deliver sales training sessions to improve overall sales knowledge and conversion performance.
Support the property teams to achieve summer revenue targets.
Demonstrate clear knowledge of the booking system and feedback change requests.
Market Knowledge and Partnerships
Complete competitor analysis and maintain awareness of the wider student marketplace.
Demonstrate superior product knowledge of all properties within the allocated portfolio.
Suggest local initiatives for lead generation and collaborate with the marketing team as required.
Maintain strong relationships with the International Business Development Manager, Partnerships Manager and wider agents.
Develop local relationships with key stakeholders for referral and nomination deals.
Work with the partnerships team to secure nomination agreements.
Personal Qualities And Other
Comply with Health and Safety working practices in accordance with company policy.
Support at key open days / check‑in weekends as required.
Experience driving sales performance, working to KPIs, achieving targets, and analysing statistics and trends.
Experience in client management (client mix: corporate/investment funds, SMEs, developers).
Experience using data‑led approaches to drive performance.
Impeccable attention to detail.
Fully IT literate with intermediate to advanced knowledge of Microsoft Excel.
Excellent communication and interpersonal, planning, organising and time‑management skills.
Ability to thrive in an environment of continual growth and change.

Prepared to travel nationally, with some overnight stays.
