Job Description
Cobalt is working with a privately backed Build to Rent developer and operator delivering large-scale single-family housing and low-rise apartment schemes across the South East. This is a client-side Project Manager role overseeing multiple live residential projects through construction to handover.

This is a vertically integrated residential developer and operator with in-house lettings and management teams, backed by institutional investment and delivering over 1,000 new homes per year. The role
Oversee the post-contract delivery of residential schemes from construction through to completion and handover.
Monitor valuations and cashflow against on-site progress.
Manage programme, budget, quality and health and safety performance across multiple projects.
Chair site meetings and manage contractor and consultant relationships.
Track planning conditions and ensure developments are delivered in line with agreed specifications.
Report on KPIs to senior stakeholders and take ownership through the Defects Liability Period.
Skills and experience
Relevant construction or project management qualification.
Working knowledge of delivering residential developments, ideally single-family housing or low-rise apartments.
Experience managing contractors in a client-side or consultancy environment.
Full understanding of RIBA stages and post-contract administration.
Strong written reporting and stakeholder communication skills.
Full UK driving licence.
