Due to our continuing success within the residential development sector Ridge has an opportunity for an experienced Project Manager/Employer's Agent to come and join our large and expanding multi-disciplinary team in our Winchester office. You will be working alongside professionals from a mix of backgrounds, including building surveying, project and cost management, engineering and architecture, all committed to delivering for our wide range of clients. This role will enable someone to develop their career within the business with the opportunity to expand the service and develop a team of specialist service delivery in this area. ?What you need to do to be effective in this role Be client focussed and assist client s with the development projects Lead reviews of precontract documentation and project technical due diligence - support the client through pre contract and post contract procurement / deals . Chair and organise client, developer and contractor meetings, taking and issuing minutes promptly With assistance of other team members ensure the following are undertaken ; Undertake review of drawings and specification proposals from contractors and developers Assist with the compilation of specifications and tender documents, including Employer's Requirements Coordination of specialist surveys and tasks required from other project related consultants- compile risk registers and tack items Assist with the auditing and monitoring of construction projects in relation to planning condition compliance, building control elements and warranty providers' requirements Monitoring progress with adoption agreements relating to highways, drainage and off-site works obligations Preparing and maintaining a master programme from concept to completion, to record principal activities and identify critical dates Arranging the execution of Contract Documents, Performance Bonds and Warranties Carry out monthly valuations base don Contract Sum analysis items and organise Notice of payment and other contract administration items including issuing variations , instructions and practices completion and defects Assist client with audit information including schedules of accommodation, floor areas and other information such as life cycle cost calculations and insurance re-building costings Liaise with team members and ensure On-site inspections and pre-handover ‘snagging' /de-snagging is organised and achieved Ensure pre handover checks are made for deliverables and ensure smooth handover progress made Tracking and monitoring post completion defects, liaising with clients' customer care teams and ensuring satisfactory conclusion of defects The skills and experience you need to be successful in this role you will have: Ability to form close business relationships with busy colleagues whom you will learn from, as well as providing a reliable and personable service to our clients. Significant experience in the construction of Housing schemes and other building projects. Ideally a Building Surveying or Quantity Surveying with Good Building Pathology You will need to be an excellent communicator who can articulate issues between the Contractor and the Client Team's. Be part of a team and be able to communicate and liaise the team including team administrator , site monitoring surveyor and other team colleagues You will also need to show ambition and a willingness to learn whilst demonstrating a high-level of diligence and organisational skills. Knowledge of Building Control /NHBC build standards and understanding of construction elements relating fire management/compensation You will be capable in the use of technology to produce reports using our company reporting system.
