Project Manager - Freelance / Contract Rate: £400-£550 per day Location: Poole, Dorset Project: £35m Commercial-to-Residential Conversion Contract Length: c. 3 years Start Date: March 2026 Working Pattern: Full-time, site-based (Mon-Fri) Reporting To: Project Director / Senior Leadership Team (visiting periodically) The Opportunity Joshua Robert Recruitment is supporting a major £35 million commercial-to-residential redevelopment in Poole, commencing March 2026. This flagship, multi-phase scheme requires a strong, self-sufficient Project Manager to lead day-to-day site operations and coordinate all project delivery functions. This is an excellent opportunity for an experienced freelance Project Manager seeking long-term contract stability on a complex, high-profile development. The Role As the on-site Project Manager, you will take full responsibility for the successful delivery of the project, ensuring it is completed safely, on time, within budget, and to the highest quality standards. You will act as the central point of coordination between contractors, consultants, and stakeholders. Key Responsibilities: Act as the primary on-site lead, overseeing all construction and project delivery activities. Manage programme delivery, ensuring milestones and deadlines are achieved. Coordinate subcontractors, consultants, and site teams to ensure efficient workflow. Monitor project progress, identifying risks and implementing mitigation strategies. Lead regular site meetings and provide progress reports to senior stakeholders. Ensure strict adherence to health & safety regulations and site compliance. Oversee quality control and ensure works meet required standards and specifications. Manage project budgets in collaboration with the commercial team, tracking costs and variations. Drive effective communication between client, design team, and delivery partners. Support procurement strategies and sequencing of works. Ensure all project documentation and reporting is maintained accurately. Lead project close-out, including snagging, handover, and final reporting. About You You will be a confident and proactive leader, capable of managing complex construction projects independently while maintaining strong relationships with stakeholders. Requirements: 5 years' experience in a Project Manager role within construction. Proven track record delivering commercial or residential schemes of £10m (ideally £25m). Strong knowledge of construction methodologies and project delivery. Experience managing programmes, subcontractors, and site teams. Good understanding of JCT Design & Build contracts. SMSTS, CSCS (Black/Manager level) and First Aid qualifications . Excellent leadership, organisation, and problem-solving skills. Strong communication and stakeholder management ability. Comfortable working autonomously and reporting to senior leadership remotely. Based in or near Poole, with ability to work full-time on site.
