Project Manager – Construction/Healthcare (Client Side)

Introduction

Due to our continued growth and increasing demand for our services, we are expanding our project management team to strengthen the support we provide to clients across all stages of the project lifecycle. This new role will complement our existing teams and enhance our capacity as we continue through a period of successful growth. The role includes dual responsibilities, contributing to the delivery of healthcare construction projects whilst supporting our well established Building Safety Regulator application process. You will play a key part in helping our NHS clients meet their obligations under the Building Safety Act with a particular focus on guiding them through BSR Gateway 2 and Gateway 3 submissions.

We support NHS Trusts and public sector clients with project management, commercial advisory, contract administration, Building Safety Act compliance, Building Safety Regulator application support, CDM and Building Regulations Principal Designer duties. We also deliver building surveying services including defect diagnosis, building pathology, fire compliance inspections and specialist defect remediation. Role Overview

We are seeking a Project Manager with experience delivering healthcare construction projects to join our growing team. You will manage the planning, coordination and successful delivery of projects within acute, community and specialist healthcare settings. This includes overseeing project schedules, coordinating contractors, managing design teams, supporting statutory compliance processes and ensuring projects are delivered safely, efficiently and to the required standards. You will also support our BSR Application Support process, working with numerous NHS and Private Sector clients, to compile and submit their Gateway 2 and Gateway 3 applications, ensuring they meet their BSA obligations.


This is a hybrid role (based in London) with flexibility for part-remote working.


Key Responsibilities


Integrated Project Delivery Responsibilities (Design to Construction Lifecycle)

  • Lead day-to-day project management activities across NHS estates projects from early design development through to on-site construction delivery, ensuring alignment with scope, programme, budget and client requirements
  • Coordinate multi-disciplinary design teams, contractors and clinical users to develop safe, compliant designs and ensure effective communication throughout the project lifecycle
  • Manage programmes and support our commercial team through procurement stages while maintaining risk registers, overseeing change control processes and delivering regular verbal and written reporting to clients
  • Support technical compliance reviews during design and pre-construction, ensuring alignment with Building Regulations, HTM standards and HBN guidance
  • Manage the full project management process during RIBA Stage 5 construction, ensuring work is delivered safely, efficiently and in accordance with design intent and statutory compliance requirements
  • Lead on-site delivery activities including contractor management, programme tracking, progress monitoring, issue resolution and assessment of performance and workmanship quality
  • Liaise directly with clinical teams, hospital estates teams and operational managers to minimise disruption, maintain safe access routes and ensure smooth coordination of works within live healthcare environments
  • Work closely with our specialist on-site teams who support construction logistics, fire safety, compliance inspections and technical assurance throughout the construction phase
  • Undertake regular on-site presence as part of project leadership responsibilities with flexibility to act as lead Project Manager for schemes elsewhere in the UK where required
  • Report project progress to clients and governance groups, highlighting emerging risks, planned mitigations and opportunities to maintain programme momentum and overall project certainty


Building Safety Act and BSR Application Support

  • Assist with Building Safety Act compliance processes for higher-risk buildings
  • Delivering BSR Application Support to our Clients - coordinate information requirements for BSR Gateway 2 and 3 submissions and manage the RFI process between the Client and the Regulator
  • Support evidence collation, document reviews and digital record management
  • Maintain compliance logs and statutory records throughout the project lifecycle


Required Experience

  • Strong project management experience within construction (healthcare estates or NHS capital projects an advantage)
  • Knowledge of JCT and/or NEC contracts, capital project delivery and client-side management
  • Experience with inspections, logistics, expediting tasks and quality assurance
  • Understanding of Building Safety Act duties and Gateway 2 & 3 processes (desirable - training provided)
  • Excellent stakeholder communication skills and proactive problem solving
  • APM PMQ, RICS, CIOB, ICE or equivalent qualifications are advantageous
