Role Purpose

The Property Lawyer is responsible for delivering high‑quality legal advice across a broad range of property matters while managing a diverse and often complex caseload. The role offers the opportunity to work on a wide variety of property projects, supporting key business operations and future growth initiatives.

The role holder will advise on legal risk, property‑related processes, and commercial transactions; independently conduct negotiations; and draft, review, and interpret a wide range of property documentation. This includes leases, licences, development agreements, bespoke commercial contracts, reports, and strategic briefings.

A broad understanding of related legal areas—such as planning, taxation, telecoms, and general commercial contracts—is beneficial, though a willingness to collaborate with subject‑matter experts and learn new areas is essential.

While the role is predominantly non‑contentious, it requires the ability to provide clear, pragmatic strategic advice on complex issues, risks, and potential disputes. The successful candidate must be adaptable, proactive, and capable of handling a varied workload to meet evolving business needs.

The role also involves managing external legal advisers where required, ensuring cost‑effective and appropriately scoped use of external support. All advice must support compliance with legal, contractual, and regulatory requirements.


Principal Accountabilities

Legal Partnering & Advice

  • Provide proactive legal advice on a broad range of property matters, including transactional, advisory, and dispute‑related work.
  • Act as a legal business partner to internal stakeholders, supporting commercial decision‑making and operational requirements.


Property Workload Management

  • Manage a varied caseload covering landlord and tenant matters, property development, utilities, acquisitions, disposals, land access issues, title complexities, and portfolio management.
  • Draft, review, and negotiate bespoke legal documentation, ensuring clarity, compliance, and alignment with business objectives.


Research, Policy & Standards

  • Undertake legal research and prepare written advice and strategic recommendations on property issues.
  • Develop, update, and maintain standard form documents, processes, and legal toolkits for use across the business.


Risk, Governance & Compliance

  • Identify risks and opportunities, advising on strategies to mitigate or maximise them.
  • Ensure appropriate governance structures are supported, including reporting to senior legal colleagues and leadership teams.


Stakeholder Engagement

  • Provide targeted legal training and guidance to internal teams to support understanding of property law and related risks.
  • Work collaboratively with colleagues across functions, ensuring effective communication and alignment.


External Counsel Management

  • Procure, instruct, and manage external legal providers for complex or specialist matters.
  • Negotiate scope, fees, and deliverables to ensure value and quality of service.


Professional Development

  • Maintain up‑to‑date knowledge of property law and related areas.
  • Proactively manage personal development to ensure high standards of legal practice.


Required Experience

  • Qualified Solicitor in England and Wales.
  • Experience in property law, ideally spanning landlord and tenant matters, development work, complex title issues, land acquisitions and disposals, land assembly, options, pre‑emptions, and development agreements.


Beneficial experience (not essential):

  • In‑house or secondment experience
  • Planning and compulsory purchase matters
  • Infrastructure-related legal work
  • Strong written, verbal, and presentation skills.
  • Ability to deliver accurate, timely advice within tight deadlines.
  • Confident managing competing priorities and multiple stakeholders.
  • Demonstrated ability to adopt a proactive, flexible approach to workload and professional development.
