Property Services Manager

We’re looking for a Property Services Manager who can confidently lead a customer service and property team, ensuring high standards across a high-volume residential portfolio. The role is ideal for a professional experienced in social housing, property management, and tenancy services, and confident handling maintenance, repairs, and tenant-landlord disputes at scale.
As a Property Services Manager, you will:
Lead, mentor, and develop a team of property and resident services staff
Oversee maintenance operations across a large portfolio (300–400+ properties), allocate jobs to contractors, and ensure timely completion of works
Act as primary escalation point for tenant-landlord disputes, mediating fair and professional resolutions
Conduct or oversee property inspections, damage assessments, and ensure compliance with social housing regulations
Maintain strong relationships with tenants, landlords, local authorities, and contractors
Monitor team performance and service quality, identifying areas for improvement across a high-volume portfolioEssential requirements for this Property Services Manager role:
Proven property management and social housing experience is essential
Minimum 3–5 years’ experience managing a property or resident services team
Demonstrated experience managing a large portfolio (ideally 400+ properties or high-volume caseloads)
Knowledge of landlord-tenant law, deposit protection schemes, and housing regulations
Experience managing maintenance, repairs, and contractor coordination at scale
Excellent communication, negotiation, and conflict resolution skills
Strong organisational skills and the ability to remain calm under pressure in a fast-paced environmentWhat we offer:
Permanent, full-time Property Services Manager role based in Ilford
35k – 40k per annum, depending on experience
Monday–Friday, with flexibility for operational needs
