We are currently partnering with a respected Housing Association in South London to appoint a Property Services Manager. This is a key operational leadership role, offering the opportunity to shape service delivery and drive compliance across a varied residential portfolio.

The Role

Reporting to the Head of Property, you will lead the delivery of responsive repairs, planned maintenance and statutory compliance services, ensuring homes remain safe, compliant and well maintained.

Key responsibilities include:

Leading responsive repairs and planned maintenance programmes

Managing contractor performance against KPIs and SLAs

*

Overseeing compliance across gas, electrical, fire safety, asbestos and legionella

*

Supporting disrepair case management and reducing legal exposure

*

Budget oversight and delivering value for money

*

Driving operational performance and continuous improvement

*

Leading and developing a small property services team

*

Ensuring strong resident engagement and satisfaction

About You

*

Proven experience within social housing property services

*

Strong technical understanding of compliance and landlord obligations

*

Experience managing contractors and service frameworks

*

Knowledge of disrepair legislation and risk management

*

Budget management and financial accountability

*

Excellent stakeholder management skills

*

Relevant building/surveying qualification (CIOB/RICS desirable)
