Senior Quantity Surveyor - Major Construction Projects (Manchester)Manchester - £65,000 - £95,000 + benefitsThe RoleWe are seeking an experienced Senior Quantity Surveyor to take full commercial responsibility for major £200m construction project in Manchester. This is a site-focused, hands-on role with exposure to high-profile, complex projects. Three high rise tower blocks reaching above 30 storeys-high within extensive public realm.You will work closely with the commercial and construction teams, providing leadership, managing risk, and driving commercial performance throughout the project lifecycle.This role is ideal for someone with a main contractor or builder-focused background, confident in handling large-scale projects and leading a team of QS professionals.Key ResponsibilitiesTake ownership of commercial management for assigned project(s) or project elementsIntegrate the commercial strategy with project delivery plansLiaise and challenge construction and project teams on commercial mattersAdminister and represent the company on contractual and commercial issues upstream to the client and downstream to the supply chainPrepare tenders, evaluate supply chain, negotiate and finalise ordersPrepare and present forecasts, targets, and cost value reconciliations (CVRs)Manage client and subcontractor valuations, including certification and paymentsManage change control for variations, ensuring robust records and agreement as works progressMaintain independent oversight of commercial reporting and site cost recordsLead value engineering and design development discussionsMaintain and monitor risk/opportunity registers; implement mitigation strategiesManage prelims, insurances, warranties, and cash flow effectivelyMentor and oversee junior commercial staff, ensuring high standards and accuracySupport tendering and pre-construction processes where requiredEnsure compliance with internal commercial policies, procedures, and systemsPerson SpecificationEssential:Articulate communicator with strong written and verbal skillsCommercially astute, proactive, and decisiveProven experience managing large-scale or multiple construction projectsConfident leading and mentoring a team of Quantity SurveyorsStrong negotiation, influencing, and stakeholder management skillsExperience with complex construction technologies and their commercial implicationsAbility to draft contractual correspondence and manage disputesProven track record in procurement, subcontract negotiation, and contract administrationDesirable:Degree in Quantity Surveying or Construction ManagementMembership of a professional body (RICS / CIOB)Values & BehavioursTreats colleagues and clients with respect; builds effective working relationshipsProfessional, reliable, and committed to high standardsActively promotes health and safety and takes responsibility for personal and team wellbeingInnovative and practical problem-solverSeeks continuous development and applies learning effectivelyStrong commercial stewardship, integrity, and curiosityFocused on long-term value creation and sustainable relationshipsSalary & Benefits£65,000 - £95,000Competitive benefits package (details on request)Career progression opportunities within a growing construction teamApply: If you're interested in this opportunity, then please get in touch today with our Commercial Specialist, Mark Harris.Building Careers UK specialises in Construction and Property recruitment and serves as an employment agency for permanent recruitment and an employment business for the supply of temporary workers.
