Job Description

Working with national and regional clients across both private and public sectors, Aptus delivers projects across healthcare, education, workplace, leisure, and retail markets.


This role exists to protect value, control risk, and deliver commercial certainty throughout the project. You will take ownership of the financial and contractual management of projects from pre-construction through to final account, ensuring costs are understood early, risks are managed proactively and commercial outcomes are closed out cleanly.

Key Skills and Experience:


Pre - Construction & Cost Management

  • Extract and interpret information from drawings and specifications, producing Bills of Quantities where required with accurate quantity take-offs
  • Prepare budget costs from limited information and develop into quotations (desirable)
  • Support design development from a cost perspective to help clients maintain budget control
  • Manage realistic pre-construction programmes in collaboration with subcontractors and clients


Procurement & Supply Chain

  • Determine project supply chains, including subcontractors and suppliers of named materials
  • Consider capability, programme, and social value requirements when appointing subcontractors
  •  Assess subcontractor tender returns and prepare suite of subcontract documentation
  • Negotiate commercial and contractual terms with subcontractors, suppliers, and clients, aligning with or improving upon Aptus Terms & Conditions


Commercial & Contractual Control

  • Review, agree and provide recommendation of subcontractor applications for payment in line with contractual requirements
  • Manage variations and change control promptly, maintaining accurate change logs using project cost control systems
  • Identify, manage, and mitigate commercial risks, updating project risk registers accordingly
  • Engage Commercial Managers and Directors early on key risk items to drive resolution
  • Maintain records of delays and submit extension of time claims where necessary.
  • Ensure final accounts are agreed efficiently and in line with contract terms


Leadership & Collaboration

  • Assist other departments where commercial overlap exists
  • For Senior QS roles: Take full commercial ownership of larger and more complex projects and Mentor and support junior commercial staff
