Quantity Surveyor New Build Housing
Location: Warrington (office-based with site visits across Manchester & Lancashire)
Salary & Package: Up to £60,000 + car allowance / company car + pension + holidays

The Role
As Quantity Surveyor, you will take full commercial responsibility for new build housing projects from pre-construction through to final account. Based from the Warrington office and supporting sites across Manchester and Lancashire, you will play a key role in ensuring projects are delivered profitably and efficiently.
You will work closely with an experienced Commercial Manager and site teams within a well-structured, collaborative environment that encourages professional growth and development.
Key Responsibilities
Managing project costs across multiple new build housing sites
Subcontract procurement, negotiation, and appointment
Preparation of budgets, cost plans, and valuations
Measurement and valuation of works (including variations)
Cost reporting and forecasting
Managing subcontractor accounts and final accounts
Supporting commercial strategy and value engineering
Ensuring projects are delivered within budget and margin targets
Requirements
Proven experience as a Quantity Surveyor within new build housing/residential development
Strong knowledge of subcontract procurement and cost control
Ability to manage multiple sites/projects concurrently
Excellent commercial awareness and negotiation skills
Relevant construction qualification (HNC/HND/Degree or equivalent)
Full UK driving licence
