Location: North East England, Tyne and Wear, Gateshead (Can be based Jarrow, Gateshead or Newcastle)

Salary: £38,000 - £40,000 per annum

Job Description

The role of Residential Conveyancer involves managing the legal processes associated with the purchase and sale of residential properties. This position requires meticulous attention to detail, effective communication with clients and third parties, and the ability to oversee transactions from inception to completion in a timely manner. The successful candidate will work within a legal firm based in Gateshead, serving clients across the North East region.

Key Responsibilities

Conduct thorough legal research and property investigations to ensure clear title and identify any restrictions or issues affecting the property.
Draught, review and negotiate contracts for the sale and purchase of residential properties.
Liaise with clients, mortgage lenders, estate agents, surveyors, and other professionals to facilitate smooth conveyancing transactions.
Manage the exchange of contracts and oversee completion processes, ensuring all legal formalities and deadlines are met.
Prepare and review transfer deeds, mortgage deeds, and other relevant legal documentation.
Provide clear, accurate, and timely updates to clients regarding the progress of their transactions.
Ensure compliance with all relevant legislation, regulations, and internal procedures governing residential conveyancing.
Handle the collection and distribution of funds associated with property transactions securely and in accordance with regulatory requirements.
Manage post-completion matters including registration of title with the Land Registry and dealing with any residual queries or documentation.
Maintain accurate case records and files in line with firm policies and professional standards.

Required Qualifications

Qualified Solicitor, Licenced Conveyancer, or Chartered Legal Executive with a recognised conveyancing qualification.
Membership of a recognised professional body, such as the Council for Licenced Conveyancers, the Law Society, or CILEx.

Education

Degree or equivalent qualification in Law or related discipline is preferred but not essential if qualified through professional routes.
Completion of a recognised professional conveyancing course or equivalent vocational training.

Experience

At least two years’ experience in residential conveyancing within a legal practise or conveyancing firm.
Proven track record of managing a caseload independently from instruction to completion.
Experience of handling a range of residential property transactions including leasehold and freehold sales and purchases.

Knowledge and Skills

Comprehensive understanding of property law, Land Registry procedures, and relevant legislation including the Law of Property Act and the Consumer Protection Regulations.
Strong organisational skills with the ability to prioritise workload and meet deadlines consistently.
Excellent written and verbal communication skills, demonstrating the ability to explain complex legal matters clearly to clients and other stakeholders.
Attention to detail and a high level of accuracy in preparing legal documents.
Proficient IT skills, including experience with case management software and standard office applications.
Ability to work both independently and as part of a team.

Preferred Qualifications

Experience with electronic conveyancing platforms and digital case management tools.
Additional training or certifications in conveyancing or property law.
Knowledge of commercial conveyancing is an advantage but not essential
