The Senior Commercial Manager is responsible for all commercial and financial elements on a high value, complex construction project through pre-construction, delivery and final accounts stages.Key responsibilitiesAs Senior Commercial Manager, you will lead and manage the commercial activities for the project. You will be running a project or a complex section of a large project.Procurement of the project in accordance with approved strategy, ensuring that orders are fully scoped, bought at best value and are correctly contracted in accordance with limits of authority.Liaising and communicating with the Client team in accordance with the contract. Managing supply chain relationships to ensure a consistent and coordinated approach to procurement.Robust implementation and management of commercial, legal, insurance and risk controls of the Project.Accurate commercial reporting and contract administration.This includes (but is not limited to) interim payments, management of change accounts, cashflows, final accounting and contract administration.You will ensure that the project is delivered in a safe, timely, efficient and sustainable manner, whilst achieving project targets, meeting client expectations and enhancing the reputation of the business.Maintain CSCS card for the roleProfessional Construction Qualifications relevant to the role or qualified by appropriate level of experience (as noted below)Have a related Chartership such as MRICS or MCIOBSkills, Knowledge, Experience, BehavioursWritten and verbal communication to influence and build relationshipsAbility to influence and lead teamsDemonstrates skills in the avoidance and defence of claimsTendering subcontract works packages of medium to high valueAble to prepare subcontract documentation ready for engrossment by external partiesAdvanced word-processing, Excel spreadsheet packages and cost management softwareAbility to read drawings and construction design informationValuing interim applicationsMeasurement and valuation techniquesManagement of claims including assessment of entitlement for prolongation, loss and Expense including inflationKnowledge of current construction laws, legislations, and regulations, standards and proceduresCommercial and financial understanding in the above context – ability to contribute to value engineering as part of the design processUnderstand and apply commercial & financial procedures and reporting systemsMaintains detailed prelim forecasts and actual costs and intervenes where negative trends identifiedManagement of bonds, PCGs, warranty insurances and associated risksManagement of cost, value and profitReports accurately to the monthly forecast final accountManages cash flow to the benefit of the project and businessGood understanding of building technology / construction methodsFull knowledge and understanding of JCT, NEC, Construction Management and Management Contracting ContractsExperience in Commercial office projects managing large MEP packages and taking projects through to CAT B finish.Background with a main contractor on projects above £30m in valueConverting the Project to an NEC4 Option A Contract for ConstructionProven track record of delivering successful construction projects safelyExperience of managing field construction activities on major/complex projectsMinimum experience approximately 15 years in construction, including a sound knowledge of Construction methodology, process and sequenceProcurement of work packages in line with the Project Procurement StrategyConversion of the project from preconstruction to constructionCommunicating and liaising with the Client team in accordance with the contractProduction of Tender Recommendation Reports and Contract Sum AnalysisPreparation of Subcontracts for execution in line with limits of authorityProcures robust packages with an understanding of package interfacesManages the change process in accordance with the contractPrepares bid documentation to ensure a fully defined tenderFlexibility and openness of approach and willingness to work as a team playerMust lead in the Incident and Injury Free (IIF) vision, both personal and organisational, to create an existence absent of incident and injurySupports the project manager to manage project risk and opportunitiesLevelling existing knowledge to continuously improve processes to achieve efficiency.Attention to detail, ability to flex to meet business plans and drive to meet key dates.Ability to join up a wide range of complex issues and understand how they relate to each other.Uncompromising discipline and rigorous approach to follow the process and close projects out.Collaborates across the organisation and external teams.
