Senior Design Manager – Commercial Cut & Carve Project – City of London

The Opportunity
A leading main contractor is seeking an experienced Senior Design Manager to lead the design delivery of a complex commercial cut‑and‑carve redevelopment in the heart of the City. This £15m scheme involves transforming a dated 1970s office building into modern, high‑end commercial workspace.
The Project
This multifaceted redevelopment includes:
Full strip‑out of the existing 1970s office building Complete refurbishment to create premium commercial office space High‑end communal areas, meeting suites, breakout zones Addition of a luxury gym, cycle storage, maintenance facilities, showers, and locker rooms Reconfiguration and relocation of lift cores to improve floorplate efficiency Two additional floors added at the upper levels Delivery under a JCT form of contract Central City location with all associated logistical and stakeholder complexities
Key Responsibilities
Lead and manage the design process from pre‑construction through delivery Coordinate with architects, structural engineers, MEP consultants, and client representatives Oversee temporary works, structural alterations, and complex reconfiguration elements Ensure design compliance, buildability, and value engineering opportunities Manage design risk, programme pressures, and technical approvals Work closely with project teams to ensure smooth integration of new structural/architectural elements Maintain documentation, RFI processes, technical submittals, and consultant outputs
Candidate Requirements
To succeed in this position, you should have:
Solid experience as a Design Manager or Senior Design Manager A proven track record on cut‑and‑carve, refurbishment, or major structural alteration projects Experience with commercial office refurbishment highly desirable Strong understanding of JCT contract processes Excellent coordination, communication, and stakeholder‑management skills Ability to manage structural interventions, services upgrades, and complex phasing
