Senior Property Manager – Short-Let Portfolio (Serviced Apartments) Location: Central London (Office-based) Portfolio: 100+ Serviced Apartments Type: Full-Time Salary: 33 to 37 K depending on experience About us Frankie Says is a boutique serviced apartment operator managing a growing portfolio of design-led short-let properties across Central London. Our apartments are located in some of London’s most vibrant neighbourhoods, including Soho, Covent Garden, Fitzrovia and surrounding West End areas. We provide high-quality, professionally managed accommodation for both leisure and business travellers. As our portfolio continues to expand, we are looking for an experienced Senior Property Manager to oversee the maintenance, compliance and operational readiness of our portfolio. This role sits at the intersection of property management and hospitality, requiring someone who enjoys a fast-moving environment and takes pride in keeping properties operating at the highest standard. The Role The Senior Property Manager is responsible for the physical management and performance of our serviced apartment portfolio, ensuring all properties remain compliant, well-maintained and operationally ready. Unlike traditional residential property management, short-let properties operate at a significantly faster pace due to frequent guest turnover and heavier property usage. This role requires someone proactive, organised and capable of managing maintenance operations efficiently while coordinating internal maintenance staff and specialist contractors. You will work closely with our Operations Manager, Reservations & Systems Manager, and in-house maintenance team to ensure the portfolio runs smoothly. Key Responsibilities Property Compliance Oversee regulatory compliance across the portfolio, including:
Electrical Safety Certificates (EICR) Fire Risk Assessments Smoke and CO detector compliance Short-let licensing requirements where applicable
Maintain a portfolio-wide compliance register, ensuring certifications never expire. Maintenance Management Oversee all maintenance across the property portfolio, including:
Assigning tasks to the in-house maintenance team Coordinating specialist contractors where required Supervising repair works and installations Ensuring quality control of completed works
Build and maintain relationships with reliable contractors, including:
Appliance technicians Fire safety specialists
Ensure contractor pricing remains competitive and transparent. Maintenance Team Leadership Manage and coordinate the company’s in-house maintenance team. Responsibilities include scheduling field visits. Property Inspections Plan and conduct regular property inspections, including:
Quarterly inspections
Damage Claims & Insurance Management Manage property damage claims and insurance processes, including:
Supervising repair works
Utility Management Oversee utilities across the portfolio, including:
Electricity, gas and water account setup Ensuring properties are registered with utility providers Resolving billing disputes
Meter readings may be collected by maintenance staff during property visits. Operational Collaboration Work closely with the Operations Manager, who oversees guest communications and operational logistics. When operational issues arise, you will coordinate the technical resolution through maintenance staff or subcontractors, while the Operations team keeps the guest informed. This role differs from traditional long-term property management. Because our apartments operate as short-let accommodation with frequent guest turnover, the operational pace is significantly faster.
Higher usage
The ideal candidate must be comfortable working in a dynamic environment where issues need to be resolved quickly and efficiently. Working Hours This is a full-time position with standard working hours of 9:00 am – 6:00 pm, Monday to Friday. Due to the nature of managing a short-let portfolio operating seven days a week, occasional flexibility may be required outside these hours. From time to time, the successful candidate may need to:
Respond to urgent property issues outside normal working hours Assist with operational matters requiring immediate attention Carry the company phone on a rotational out-of-hours basis
This typically applies only to genuine property emergencies, such as major leaks, heating failures or access issues requiring immediate intervention. As our operational systems and virtual assistant team continue to evolve, the goal is to reduce out-of-hours involvement wherever possible. Requirements We are looking for someone with:
at least 2 years of property management experience strong understanding of UK property compliance regulations experience managing contractors and maintenance teams excellent organisational skills ability to prioritise maintenance issues effectively Experience in serviced apartments is highly desirable
Personal Qualities The ideal candidate will be:
highly organised proactive and solution-focused confident dealing with contractors and suppliers comfortable working in a fast-paced environment detail-oriented with strong problem-solving skills
Systems Experience with the following systems is helpful but not essential:
Property management systems (Guesty or similar) Maintenance & task platforms (Breezeway or similar) Slack for team communication
