Job Description
We are supporting a major residential development project in Manchester delivering a 1,000 residential unit scheme, as well as retail and commercial space as part of a neighbourhood regeneration scheme.
This exciting opportunity will see the successful candidate play a pivotal role in commercially managing the project across all stages — from pre-construction cost planning and procurement through to contract administration, cost control, and final account settlement. You’ll work closely with the project team to ensure cost-effective delivery, manage subcontractor pricing and valuations, contribute to commercial reporting, and support value engineering initiatives on a high-profile, large-scale residential build.
The Role
Commercial management of a large-scale residential / mixed-use development
Managing project costs from pre-construction through to final account
Preparation and control of budgets, forecasts, and cost reports
Procurement of subcontractors and suppliers, including tender analysis and negotiation
Valuation of works, certification of payments, and management of variations
Monitoring cash flow and ensuring financial performance targets are met
Supporting value engineering and cost optimisation initiatives
Working closely with site teams, project managers, and commercial leadership
Assisting with contractual matters and final account agreements.
About You
Proven experience working as a Quantity Surveyor within construction or main contracting
Background in residential or mixed-use projects
Strong commercial awareness and cost control skills
Confident managing subcontractor packages and valuations
Good working knowledge of standard forms of contract
Excellent communication and stakeholder management skills
Ability to work autonomously on a complex, fast-paced project.
