Job Description
In a Nutshell…\n\nWe have an exciting opportunity for a Senior Quantity Surveyor to join our team within Vistry West Yorkshire , at our Wakefield office. As our Senior Quantity Surveyor, you will work within our wider Commercial, Estimating and Buying team, you will be responsible for supervising, managing and advising on the financial and contractual aspects of multiple construction projects. You will take responsibility for the execution of the Quantity Surveying function on allocated contract/s, in order to fulfil the requirements of the Company in maximising quality of service and profitability.

We encourage you to raise any specific requirements during the interview process so we can explore how this could be accommodated.\n\nLet's cut to the chase, what's in it for you…\n\nCompetitive basic salary and annual bonus\nCompany car, car allowance or travel allowance\nSalary sacrifice car scheme available to all employees\nUp to 33 days annual leave plus bank holidays increasing to up to 39 days with service\n2 Volunteering days per annum\nPrivate medical insurance, with employee paid cover\nEnhanced maternity, paternity and adoption leave\nCompetitive pension scheme through salary sacrifice\nLife assurance at 4 x your annual salary\nShare save and share incentive schemes\nEmployee rewards portal with many more benefits…In return, what we would like from you…\n\nBehave in line with our company values - Integrity, Caring and Quality\nHNC / HND in Surveying or equivalent\nProven experience as a PQS / SQS / Commercial lead working within a residential house builder (dependent on position level)\nExperience maybe gained from a similar position or promotion\nA good understanding or building regulations and legal obligations\nA good knowledge or construction methods and materials\nStrong mathematical and IT ability\nAbility to assess and analyse information\nGood business sense\nGood understanding of budget management\nNegotiating and networking skills\nExcellent communications skills\nAble to work under pressure, and accept criticism of work\nGood team working skills\nAccurate with an eye for detail\nA methodical approach\nWilling to work extra to meet deadlines as and when the business needs require itDesirable…\n\nDegree in Surveying or similar\nWorking towards being a Member of the Chartered Institute of Building (CIOB), or Royal Institute of Chartered Surveyors (RICS)More about the Senior Quantity Surveyor role…\n\nWorking closely with other departments, you will attend customer care and partner meetings to advise on all areas that may have a cost implication\nAttend partner meetings when appropriate, contract pre-start and subcontract package review meetings\nReceive initial tender information and assist in the preparation of the proposed tender lists and updating of procurement programmes\nScope out and distribute design information packages and tender drawings, whilst preparing all tender documentation and letters including carrying out preliminary checks on subcontractors\nPreparing construction cost analysis, which includes analysis of quotations resulting from the tender enquiry, requesting additional and outstanding information as required\nPrepare stage payment schedules to assist in the financing of the works\n Carry out pre-order meetings including all necessary Health & Safety requirements, finalising a tender sum and agreeing a stage payment schedule for payment purposes before preparing all contract documentation and placing the order\nPlace subcontractor orders, including interviews and checking references on selected subcontractors. You will then negotiate the contract sum within the budget, including finalising costs to cover all late variations\nIssue variation orders alongside providing cost advice on any major variations prior to issue.
You will issue revised contract drawings to subcontractors, negotiating the cost of variations.\nCollate and reconcile all costs resulting from subcontract works, variation orders, material order and preliminary / running costs. This will include providing monthly analysis of costs.\nCheck and arrange subcontractor payments, obtaining necessary authorisation for all elements of subcontractor works. You will agree final accounts with subcontractors, ensuring all works have been carried out as required and analysing costs to assist on future estimates\nKeep the RAMS schedule updated and issued to all relevant parties\nProvide cost advice to the Customer Service department to assist with the management of lower value instructions\nContribute to the contra charge register, oversee notices / contentious contra charges with the Customer Care team and manage subcontractor retentions and releases in line with the contra charge register\nDefect liability - assist with ascertaining responsibility and the administering of notices\nAttend partner meetings, defect meetings and any applicable site meetings\nAny other reasonable duties as directed by your line manager to support the wider teams \n\nFinally, let's tell you a bit more about us…\n\nWe build more than homes, we're making Vistry.
