Residential / PBSA / Co-Living / Commercial Offices
Construction Consultancy – Central London, office based, with regular site attendance
£65,000 – £75,000 depending on experience
Circle is a client-side, multi-disciplinary construction consultancy. Our team brings experience from a broad range of backgrounds, including contractor-side roles, to inform our Cost Management and Project Management services. We deliver Residential, Co-Living, PBSA (Purpose Built Student Accommodation), Build to Rent (BTR), Commercial Office, Education and Heritage projects across London and the UK.
Due to continued growth across our London teams, we are seeking an experienced Senior Quantity Surveyor to join our Central London office.
Projects range from 50 to 500+ unit residential and mixed-use developments, typically valued between £20m–£100m.
The Role
As a Senior Quantity Surveyor, you will operate with a high level of autonomy, acting as the commercial lead on projects from feasibility through to Practical Completion.
You will be trusted to manage schemes independently, with strategic oversight from an Associate Director at key milestones.
This is a client-facing leadership role requiring strong commercial judgement, confident stakeholder management and the ability to run projects with minimal supervision.
Key Responsibilities
Lead Pre-Contract Cost Planning (RIBA Stages 1–4)
Manage procurement and tender processes (Single & Two-Stage)
Administer JCT Contracts (D&B / SBC)
Oversee post-contract commercial management
Lead client and contractor meetings
Act as an extension of the Client Team
Main Contractor Procurement & Supply Chain Engagement
Value Engineering & Cost Options
Undertake interim Valuations / Produce Payment Notices
Change Management & Variations
Cash Flow Forecasting and Monthly Reporting
Risk Management and Stakeholder Liaison
Mentor APC candidates and junior team members
Experience & Requirements
MRICS (Chartered) strongly
Proven experience operating at Senior QS level within a consultancy environment
Residential, PBSA or Build to Rent project experience strongly .
EA/CA experience is but not essential.
Confident operating independently in client-facing environments
Advanced Microsoft Excel and commercial reporting capability
