Senior Site Manager - Residential Construction\n\nLocation: Leeds\n Start Date: ASAP (subject to references)\n Salary: £75,000 - £80,000 + package/bonus\n\nWe are recruiting on behalf of a well-established Developer and Construction Management business for an experienced Senior Site Manager to take a leading role on a large, high-quality multi-phase residential development in Leeds.\n\nThe scheme comprises nearly 300 residential units, including apartment blocks and townhouses, delivered under a Construction Management approach. Phase 1 is complete and occupied, with multiple further phases currently live. This is a complex, fast-paced project requiring a confident, organised, and solutions-driven Senior Site Manager who can lead from the front.\n\nThe Role\n\nAs Senior Site Manager, you will take responsibility for the onsite delivery of multiple residential blocks and housing plots, coordinating numerous subcontractors and site teams across overlapping phases.

You will be a visible leader on site, driving programme, quality, safety, and culture, while maintaining excellent relationships with all stakeholders.\n\nThis role suits someone who combines robust leadership with a calm, professional approach, and who thrives in logistically challenging, live environments.\n\nKey Responsibilities\n\nLeadership & Site Management\n\nProvide strong, inclusive leadership across site teams, subcontractors, and consultants\nSet and maintain high standards for quality, safety, and programme\nMentor and develop Site Managers, Assistant Site Managers, and Supervisors\nFoster a collaborative, non-confrontational but firm site cultureConstruction Delivery\n\nOversee daily site operations across multiple blocks and phases\nPlan, coordinate, and sequence works in line with the master programme\nDrive short-term planning (lookahead programmes) and programme recovery where required\nIdentify opportunities for value engineering and programme optimisation\nCoordinate temporary works and complex trade interfacesHealth, Safety & Environmental\n\nMaintain a zero-compromise approach to health and safety\nLead site audits and ensure logistics, welfare, and H&S plans are fit for each phase\nWork closely with the H&S team to implement RAMS and best practice\nPromote wellbeing and environmental responsibility on siteQuality & Compliance\n\nEnsure works meet specification, design intent, and client expectations\nManage inspections, snagging, defect resolution, and phased completions\nCoordinate Building Control, warranty providers, utilities, highways, and statutory approvals\nEnsure compliance with planning conditions, S106 and third-party requirementsLogistics & Stakeholder Management\n\nManage complex site logistics, deliveries, access, lifting operations, and storage\nMaintain excellent site presentation and welfare standards\nAct as the primary onsite interface with design teams, commercial teams, funders, and stakeholders\nProactively manage relationships with neighbours, local authorities, and occupied phases\nMaintain accurate site records and report regularly to senior leadershipExperience & Skills Required\n\nEssential\n\nProven experience as a Senior Site Manager (or equivalent) on large residential or mixed-use projects\nExperience delivering multi-block and/or multi-phase developments\nStrong leadership, communication, and organisational skills\nAbility to manage multiple trades and priorities under programme pressure\nSolid understanding of UK Building Regulations, H&S legislation, and quality processes\nConfident, solutions-focused, and hands-on approachDesirable\n\nExperience delivering high-quality or luxury residential schemes\nBackground working in urban or logistically constrained sites\nSMSTS, CSCS (Black or Gold), First AidWhat's on Offer\n\nOpportunity to lead a flagship residential project through multiple live phases\nLong-term role with a respected developer/CM business\nCompetitive salary and benefits package\nA professional, collaborative working environment with real autonomyIf you are a Senior Site Manager looking for a challenging, high-profile residential project where you can genuinely influence delivery and outcomes, we would like to hear from you
