Job Advert: Freelance Site Manager – Roofing Project (Manchester)\nStart Date: 12th January 2026\nDuration: 26 Weeks\nLocation: Manchester\nProject: Apartment Building – Flat Roof Replacement\nOverview\nWe are seeking an experienced Freelance Site Manager to oversee a major flat-roof replacement project on an occupied apartment building in Manchester. This is a 26-week programme involving the removal of the existing roof, installation of a new flat roofing system, and coordination of associated works including scaffolding, road closures, and logistics management.\nThe ideal candidate will have solid experience in roofing, refurbishment, and working in live residential environments, with strong organisational and communication skills.\nKey Responsibilities\n * Oversee day-to-day site operations and ensure the project is delivered safely, on time, and to specification.\n * Manage the removal of the existing roof and installation of the new flat roof system.\n * Coordinate scaffolding operations, road closures, and traffic management plans.\n * Lead site inductions, toolbox talks, and enforce site safety protocols.\n * Liaise with residents, contractors, suppliers, and local authorities.\n * Manage RAMS, daily reporting, permits, deliveries, and site logistics.\n * Ensure quality control, snag management, and compliance with all project standards.\nRequired Certifications\n * SMSTS\n * CSCS (Manager or equivalent)\n * First Aid at Work\n * Manual Handling\n * Asbestos Awareness\nRequirements & Experience\n * Proven experience delivering roofing, refurbishment, or external envelope projects.\n * Strong background in managing subcontractors and coordinating high-risk activities.\n * Experience working on residential or occupied buildings preferred.\n * Excellent communication and client-facing skills.\n * Ability to manage complex logistics such as road closures and scaffold operations
