Job Description

Key Responsibilities:

Asbestos Surveys & Inspections

  • Conduct asbestos surveys (Management, Refurbishment, and Demolition) on a variety of properties.
  • Inspect sites thoroughly to identify materials that may contain asbestos, such as insulation, flooring, ceiling tiles, pipe lagging, and roofing materials.

Sample Collection, Testing & Analysis

  • Collect samples of suspected asbestos-containing materials for laboratory analysis.
  • For Analysts, carry out air monitoring, reassurance testing, and four-stage clearances as required.
  • Ensure all samples and analytical work are completed in line with health, safety, and contamination control standards.

Risk Assessment & Monitoring

  • Assess the condition of ACMs and determine the level of risk to health.
  • Advise clients on appropriate control measures, including removal, encapsulation, or management in situ.
  • Monitor asbestos removal or remediation projects to ensure compliance with regulatory guidelines.

Reporting & Documentation

  • Prepare clear, accurate, and detailed reports outlining findings, locations of ACMs, risk levels, and recommended actions.
  • Maintain accurate and up-to-date records for audits, inspections, and future reference.

Compliance & Safety

  • Ensure all work complies with the Control of Asbestos Regulations 2012 and other relevant health and safety legislation.
  • Carry out all activities in line with UKAS and industry standards.
  • Follow strict safety protocols when handling asbestos materials and conducting analytical work.

Skills & Qualifications

Education:

  • A degree in environmental science, building surveying, or a related field is desirable, though relevant experience and certifications are equally valued.

Certifications:

  • Asbestos Surveyors: P402 (Surveying and Sampling for Asbestos in Buildings) is essential; P405 is advantageous.
  • Asbestos Analysts: P403 (Asbestos Fibre Counting) and P404 (Air Sampling and Clearance Testing) are essential.
  • Full UK driving licence (or local equivalent) required.

Experience:

  • Previous experience in asbestos surveying, asbestos analysis, or a related field is highly beneficial.
  • Experience using air monitoring equipment, sampling kits, and PPE.

Technical & Safety Skills:

  • Strong knowledge of asbestos regulations, risk assessment, and best practices.
  • Ability to interpret building plans and analytical results accurately.
