A leading London developer with a reputation for delivering landmark, design-led residential and mixed-use schemes is seeking an experienced Pre-Con Commercial Manager. This is a senior role within the business, responsible for overseeing all commercial activities in the pre-construction phase and ensuring robust strategies are in place to deliver high-value projects across London.

Key Responsibilities

• Lead all pre-contract commercial activities across multiple schemes, from feasibility through to contract award.
• Prepare and review cost plans, tender packages, procurement strategies, and risk assessments.
• Negotiate and finalise contracts with consultants, contractors, and supply chain partners.
• Collaborate with development, design, and technical teams to ensure commercial viability of projects.
• Provide senior-level reporting on budgets, forecasts, and financial risks to support business objectives.
• Support the transition of projects into construction with clear, well-structured commercial strategies.

About You

• Proven experience as a Commercial Manager / Senior Quantity Surveyor in the pre-contract stage, ideally within a developer or high-profile main contractor.
• Strong track record in managing procurement, cost planning, and contract negotiations on high-value residential or mixed-use projects.
• Excellent commercial acumen with the ability to influence stakeholders at all levels.
• Detail-oriented with strong negotiation, communication, and leadership skills.
