We are seeking an exceptionally experienced Project Manager to deliver a prestigious high-end residential fit-out for a Tier 1 client. This role demands a specialist with a deep background in luxury fit-out projects and a proven ability to manage high-spec interiors from pre-construction through to handover.

⚠️ Important:
We will ONLY consider candidates with a proven track record in high-end residential fit-out.
Candidates with predominantly new build, shell & core, or general construction backgrounds will not be considered.

Key Responsibilities

* Lead the full lifecycle delivery of a high-end residential fit-out project

* Manage programme, budget, and quality to meet Tier 1 client expectations

* Coordinate design, procurement, and site teams to ensure seamless delivery

* Oversee subcontractors and specialist trades delivering premium finishes

* Maintain exceptional standards across all aspects of the fit-out process

* Act as the primary point of contact for the client and key stakeholders

* Identify risks and resolve issues proactively to protect programme and quality

* Ensure successful snagging, commissioning, and high-quality project handover

Requirements

* Extensive experience delivering high-end residential fit-out projects as a Project Manager

* Strong portfolio of completed luxury interior fit-outs (essential)

* Demonstrable experience working with Tier 1 clients or leading fit-out contractors

* Deep understanding of bespoke joinery, premium materials, and high-spec finishes

* Proven ability to manage complex, detail-driven projects under tight deadlines

* Excellent leadership, communication, and stakeholder management skills

* Strong commercial awareness and programme management capability

Desirable

* Experience in super-prime residential projects

* Background working for established high-end fit-out specialists
