James Andrews is proud to be working with a small Housing provider in West London, who are seeking to appoint a Property Services Manager on a permanent basis.


The role is paying £50,000 per annum and on site presence is required initially five days a week, however once embedded into the organisation, flexibility will be given.

You will be responsible for ensuring the delivery of an excellent customer-focused property management service and maintaining a high level of customer satisfaction.


The range of duties which are covered include:

  • Ensure staff provide an effective, high-quality, customer focused service to residents including repairs, planned & cyclical maintenance, voids management, defects management, disrepair management, complaints management and compliance
  • Manage the maintenance team and all contractors to ensure that repair issues are identified and dealt with effectively, and void properties are turned around within target re-let times
  • Manage, develop, and support the Property Services Team, undertaking regular one-to-ones and performance reviews in accordance with the organisations policies and procedures
  • Ensure that staff are recruited, inducted, trained and developed well and in accordance with our procedures to enable them to deliver quality services
  • Conduct void inspections, specify works and ensure properties are ready to let within agreed timescales
  • Ensure residents/service user files, reports and other written documents are accurate, kept up to date and that service users' and staff's confidentiality is maintained in accordance with the organisations Data Protection and Privacy Policies
  • Implement a cyclical testing and certification regime for all equipment and Mechanical and Electrical engineering plant, ensuring compliance with health and safety requirements


Experience and skills required:

  • Five years of property management experience working for a local authority, housing association or other property management or maintenance setting
  • Three years experience of managing staff
  • Good knowledge of repairs, voids, maintenance, asset compliance and management
  • An understanding of the difference between supported housing and general needs housing, and how this affects the delivery of property management
